Residential neighborhood with access to recreation
Within the winding embrace of the Cumberland River, Sunset View is a central Tennessee destination for residents looking to get outside on a frequent basis. Between the river itself, the adjacent Two Rivers Park and several nearby swaths of green space running along the river’s winding banks, recreational spots are prominent around the neighborhood. Sunset View itself is almost entirely residential in direct contrast, but provides those living there with close access to the parks, downtown Nashville and more.
The neighborhood is bounded to the west by the Briley Parkway, which connects it with Music City about 10 miles away. With landmarks ranging from an iconic music venue to a mansion where ghosts of the departed may or may not walk the halls, the area is surrounded by history while its residents have space to move around. “Houses tend to be on bigger lots, which is nice,” says Jacob Kupin, a Realtor and the founder of the Kupin Group. “There’s nice proximity to everything, which I’m a fan of. Briley gets you to the city quickly, and it’s a suburban environment.”

A neighborhood encircled by the Cumberland River
Though there are no parks within Sunset View itself, Two Rivers Park bounds the neighborhood to the south and unfolds across 374 acres. Visitors can take walks on its multiple trails, relax at picnic areas or take swings at Two Rivers Golf Course. The park also encompasses a seasonally-open Wave Country water park, a skate park and a disc golf course. The purportedly-haunted Two Rivers Mansion has stood for over 150 years and hosts weddings and events.
The surrounding area is also marked by the Two Rivers Greenway Trail, which spans over 20 miles, includes paved paths and features a suspension bridge crossing the river. “The Two Rivers Greenway Trail is actually something we’re talking about doing more with,” Kupin says. “There’s as much river as someone could want, and people take boats downtown in Nashville for celebrations like July 4.” To the east, E.N. Peeler Park and Ravenwood Park provide opportunities to enjoy the outdoors along the Cumberland, and to the west the Shelby Bottoms Nature Center & Greenway offers environmental exhibits.

A massive shopping center just west
Route 155, regionally known as the Briley Parkway, separates Sunset View from a number of dining options. The neighborhood sits on the east side of the thoroughfare, and it’s about 4 miles to get to the Opry Mills mall and almost 200 stores and restaurants within it. Visitors are able to shop at retail outlets like Bass Pro Shops, Nike and Forever 21; grab a bite at Romano’s Macaroni Grill, Bavarian Bierhaus or the Aquarium Restaurant; or catch a movie at a Regal Cinemas within the mall.
Paula Deen’s Family Kitchen offers southern cooking close to the river, and the General Jackson Showboat docks nearby and features dining and entertainment on the Cumberland itself. The Catio Cat Lounge is a popular spot to spend time with, and even adopt, a feline, and grocery shoppers head less than 3 miles south to a Kroger.
Bavarian Bierhaus near Sunset View is a great place to spend an evening.
The Cheesecake Factory is a dining option inside of the Opry Mills Mall near Sunset View.
Sunset View is also home to Sam's Sports Grill.

Music history abounds in Sunset View
Music enthusiasts can get their fill of tunes at multiple venues around the Sunset View area, chief among them the Grand Ole Opry. Revered for its history, which includes performers such as Elvis Presley, Dolly Parton, Merle Haggard and even former NASCAR driver Kyle Petty, the iconic building continues to host live music and also gives tours to its visitors. In the Music Valley Village, the Texas Troubadour Theatre has been a go-to for live music for more than 25 years and is located within reach of a host of shops, restaurants and theaters. The Blue Turtle Bay Marina is also close by at one of the Cumberland River’s wider points.

Ranch-style homes along quiet streets
Besides a couple of local businesses and one school, Sunset View is an entirely residential landscape with streets winding and intersecting throughout. The neighborhood is almost exclusively made up of single-family properties, most of them ranch-style homes with some colonial revivals mixed in. These primarily range from $350,000 to $500,000, and many have sizable yards dotted with trees shading the lawns.

Music City’s downtown sits within driving distance
Sunset View sits around 10 miles from downtown Nashville, which residents can most conveniently reach by Route 70. Route 155 makes up the western side of Sunset View and connects to Interstate 40 to the south and Interstate 65 to the north. I-40 runs east -west across most of the country, its most prominent nearby stops including Knoxville, while I-65 runs north-south and connects with areas like Louisville and Birmingham.

Educational advancement in geographic succession
Pennington Elementary School is the only educational institution in the neighborhood, running through fourth grade while scoring a C-plus with Niche. About a mile south, Two Rivers Middle School follows, grading a C, and McGavock High School sits another mile down the road and garners a C from Niche.
