A Creekside community near Music City
Traceside gets its name from Trace Creek, which runs along its eastern side. The community is near lots of entertainment—just 17 miles south of Music City—but still is far enough away from all the noise in downtown Nashville. “It is a very family-oriented neighborhood,” says Tony Carletello, a Realtor with Compass, who was born and raised in Nashville. “Traceside developed about 30 years ago and is an established community known throughout the city.” The proximity of the creek attracts outdoor enthusiasts who can take advantage of the scenic drive down the Natchez Trace Parkway to appreciate views of Trace Creek. People also park their cars and relax at the parkway or hike the Natchez Trace Scenic Trails.

Relax by the creek, Swing on the course
Warner Park is made up of two separate parks named after Edwin and Percy Warner which together create one of the state's largest parks. Neighbors visit the park to mountain bike, hike, enjoy the picnic shelters, or visit the nature center. For golf lovers, the Harpeth Hills Golf Course is nearby. The Bellevue YMCA serves as a place for indoor recreation with exercise rooms, workout equipment and a track. When it's open, people visit the pool to enjoy a day in the sun or cheer on the Barracuda swim team.

There are many local shopping and dining options in Traceside like The Loveless Café, which is a big draw for people, according to Richard Courtney, a Broker for Fridrich & Clark Realty, LLC. “It’s a landmark here that’s known for its country breakfast,” says Courtney. The Café has been serving folks since 1951. When it’s finally time to run errands, residents have a short drive along Tennessee State Route 100 to Kroger. The Trace Creek Kroger Center features many small eateries, including Café 100. People grab brunch or dinner with a cocktail at the café, or head to Tito’s and Las Palmas for authentic Mexican with a possible margarita on the side.

Gardens and gabled roofs in Traceside
The hilly, sidewalk-lined streets are shaded by lush green and sugar maple trees in Traceside. Most homes are brick traditional styles with gabled roofs and long driveways that are great for families who may have more than one car. Homebuyers usually have enough yard space for cookouts or to build gardens. Residents can expect to pay anywhere from $600,000 to $800,000 for a four-bedroom, two-bedroom home. On average, homes sell after 30 days on the market compared to the national average of 42 days. “The market moves fast, and my last few properties sold here for more than the asking price,” Carletello says.

Community service and career academies
Children can attend Metro Nashville Public Schools, which earns a B-minus from Niche. The school path is the same across the neighborhood, starting with Harpeth Valley Elementary School, which has a B-plus, and Bellevue Middle School, which receives a C-plus. Bellevue offers students community service learning opportunities. Kids may earn their diplomas from James Lawson High School, which has five career academies and was formerly known as Hillwood High. The school has a C-plus from Niche.

Learn to line-dance in Honky Tonk Central
Residents seek outdoor and indoor adventure at popular destinations like the Bicentennial Capitol Mall State Park and Musicians Hall of Fame and Museum in downtown Nashville, which is roughly 30 minutes away. On the weekends, people bust some line-dancing moves at nightlife spots along Honky Tonk Central, a strip of live music bars.

Driving down State Route 100 to downtown
Drivers typically hop on State Route 100 to reach work and downtown Nashville. While Traceside doesn’t offer public transportation, a direct bus route to downtown is 5 miles, or about a 10-minute drive away. Frequent flyers can reach Nashville International Airport just 24 miles away.
