Once a part of the historic Belle Meade Farm that spanned both sides of Harding Pike, West Meade is a quiet residential community just 10 miles from downtown Nashville. Wandering around the streets, locals find it hard to believe this forested neighborhood lies within the city limits. “West Meade is well-known for its tree canopy and large lot sizes, with mature growth providing ample privacy. The character and charm of the neighborhood aren’t found in many places around here,” says Franklin Pargh, affiliate broker and co-founder of the Compass Real Estate Nashville office, who has over 15 years of experience in the industry. With large custom homes hidden behind foliage, locally owned businesses and easy access to downtown, homes here typically sell faster than the national average.
New contemporary builds and ranch-style homes
The neighborhood is famous for homes on sizeable acreage. Extensive curved driveways lead to opulent lawns seamlessly blending into their natural surroundings. Neighbors are often seen biking or walking along the quiet streets, while lofty ranch-style houses and contemporary and custom-built homes enjoy comfortable space between each other. “Most lots are at a minimum one acre, while others can span up to 4 acres,” Pargh says. The median sales price for a single-family home hovers around $725,000. Prospective homebuyers can score anything from a three-bed classic ranch house for $500,000 to a bright white, English cottage-style home with an updated white kitchen and hardwood floors for $1.5 million. New multimillion-dollar properties are also common, with prices ranging from just over $1 million to $10 million.

The Metro Nashville Public Schools District serves the neighborhood, scoring average ratings on Niche. Students may attend Westmeade Elementary School, known for its B-minus rating and partnership with Warner Parks. Students then move on to Bellevue Middle School, scoring a C-plus, and the brand-new James Lawson High School, having opened in 2023, still needs to be graded on Niche.
