An emerging Nashville neighborhood
As some of the hip neighborhoods south of downtown start to feel the squeeze, Woodycrest is slowly emerging as another destination for both young Nashvillians and first-time homebuyers. The south Nashville neighborhood is seeing more builds with modern looks pop up among decades old houses. Trendy cafes and restaurants are trickling in, and Major League Soccer’s Nashville SC opened its new home a short distance west just a couple years ago. Adding to all that is residents in expanding communities like neighboring Berry Hill and even the Belmont University area looking for new homes. “All those play a factor into why that Woodycrest area has become a hotspot,” says Blake Cothran, the owner of the Legacy Real Estate Group, which has built six houses in the community and is starting on a few more. “It’s young professionals, many of them coming together to rent one home. And young married couples in that area, both from the purchase side and rental side. I think the future promise of commercial over there, the addition of some restaurants and, again, the access to downtown is a plus for that crew.” Being a few miles east of 12 South and 8th Avenue South has also allowed Woodycrest residents to easily enjoy the perks of other destination neighborhoods without needing to pay the higher costs to live in them. “It’s just a few blocks away from very high-end neighborhoods with high-end restaurants and high-end shopping,” says Brian Richardson, a Realtor with Bradford Real Estate, who’s made six sales in Woodycrest.
Mix of older and newer contemporary stock
Parts of Woodycrest contain hilly roads lined by houses atop raised lots. Yards can be quite spacious, and some are crowded by groups of plantings and mature trees. Properties from the mid-20th century and before include ranch-style houses, bungalows and other builds that blend Cape Cod and Craftsman features. They share blocks with modern contemporary and Traditional style houses, several of which include distinct traits like half-timber framing and skillion roofs. Price points for the older houses can run between $300,000 and $350,000, while the newer counterparts can go from the upper $500,000s to the lower $800,000s. Woodycrest also sits on the edge of an industrial area, part of which has been repurposed to add both housing and dining. One site here is the Alloy Apartments and Artisan Spaces on Herron Drive, where the buildings’ designs feature corrugated metal exteriors and panels covering parts of the balconies. Price points for the condos here, depending on number of bedrooms, run between $300,000 and $400,000. Multi-unit buildings intended for short-term rentals also exist here and can go for around $1 million.

Coffee and Tex-Mex breakfast at Tempo and South Side’s savory fares
Red Bicycle Coffee & Crepes and the neighboring South Side Kitchen & Pub on Nolensville Pike are two establishments that have opened inside repurposed industrial spaces over the past few years. South Side is a favorite for night time beers and its savory choices include a dish with orange marmalade roasted chicken and cajun chicken biscuits — fried chicken breasts drizzled with vanilla bourbon syrup and placed between two square waffles. Just across the road is Tempo, a cafe that serves Tex-Mex breakfast options. The cafe’s name is fitting as it was opened in 2018 by a career percussionist and his family. Near the Alloy Apartments, a simple bowl of Lucky Charms and black coffee can be enjoyed in the festive and colorfully decorated Matryoshka Coffee. Those looking for treats for special occasions will find many options at the neighboring Poppy & Peep Chocolate. East of Woodycrest is the Game Terminal, a bar and restaurant combined with an arcade featuring video games and rows of pinball machines. Woodycrest residents deciding to visit 12 South to the west can walk along the roadway this neighborhood gets its name from and browse an eclectic mix of establishments that include Tennessee’s only Buck Mason clothing store and the acclaimed Edley’s Bar-B-Que’s first Nashville location. On 8th Avenue South, those needing some laughs can catch sets at one of three Zanies comedy clubs in the country. A nearby Kroger and Publix offer grocery shopping options.
