Rural community with natural beauty
Located 88 miles northwest of Boston, New Durham is a small town in New Hampshire's Lakes Region. "It's a very rural town," says Jodi Hughes, a real estate agent with Berkshire Hathaway Home Services - Verani Realty, who has over 37 years of local experience. "People here want privacy and views. You get that, but you're not so remote that you can't get to anything." Manufacturing is the town's largest employment sector, and many residents commute to nearby cities like Dover, Portsmouth, and Concord. "It's a very special place," Hughes says. "You have the outdoors rather than the hustle and bustle of the city, but you're within a short commute to anything you need."
No cookie-cutter homes in New Durham
"We don't live in a cookie-cutter place," Hughes says. "We have historic homes to modern homes; that's the beauty of where we are." Ranch, bungalow and cabin-inspired styles from the mid to late 20th century are common; new construction and historic homes from the 18th and 19th centuries are also available. Single-family homes are generally secluded on spacious, wooded lots along tree-lined country roads, allowing for additions like detached garages and workshops. Waterfront homes with private docks are especially desirable. The median home price in New Durham is about $480,000, compared to $800,000 in Portsmouth. "The housing market in the Lakes Region moves very quickly," Hughes says.
Dual-enrollment opportunities at Kingswood Regional High
New Durham is part of the Governor Wentworth Regional School District, which serves about 2,000 students and is rated B-minus overall by Niche. At Kingswood Regional High, teens may take dual-enrollment courses for college credit through the Community College System of New Hampshire partnership.
Kingswood Regional High School is a public high school in Strafford County.

Swim and explore in New Durham
"People just like getting access to one of the nice lakes," Hughes says. "Boating, water skiing — you name it, they do it." New Durham Town Beach offers a sandy shoreline on the 1,200-acre Merrymeeting Lake, popular for swimming and sunbathing. Boaters launch from Merrymeeting Marina, and anglers may fish for smallmouth bass and bluegill. Nearby, Cooper Cedar Woods features a shady 1-mile loop for hikers and dog walkers beneath mature white cedars. Mountain-bikers can explore 13 miles of trails in Birch Ridge Community Forest, where birders may spot eastern towhees, American robins and field sparrows. There are also a few pocket green spaces around town, including the New Durham Ball Fields with a playground, sunflower garden and fields for soccer and baseball. Thirteen miles away, Gunstock Mountain Resort is popular for skiing and snowboarding in the winter.
Small-town shopping and dining
"They have a farmers market, a little restaurant and a country store where you can get sandwiches and all your everyday needs," Hughes says. The New Durham General Store is a convenience store, gas station and fast-casual restaurant with quick groceries and made-to-order pizza, subs and salads. Nearby, Johnson's Marketplace is the go-to for fresh seafood, butcher cuts and craft beer. On Saturdays from June through October, the New Durham Farmers Market features over two dozen food trucks and vendors with homemade items and locally sourced produce, dairy and meats. Johnson's Seafood and Steak serves New England comfort fare, like hand-breaded sea scallops, crab-stuffed haddock and lobster pie. After dinner, Johnson's Dairy Bar offers over 20 ice cream flavors, including apple pie, pink peppermint stick and chocolate peanut butter. For more shopping and dining, Alton is 3 miles away.
Activities and events for residents
The New Durham Public Library has several book clubs and occasional events like family game nights, book signings, and cooking or gardening classes. Throughout the year, the New Durham Parks and Recreation Commission coordinates activities and gatherings, including yard sales, cribbage games and running/walking clubs. There are also holiday celebrations, like the Easter Egg Hunt and Pancake Breakfast at the Old Meetinghouse.
Getting around New Durham
Residents drive to get around. "It's a bedroom community for Portsmouth, Dover and Concord," Hughes says. "The commutes are 30 to 45 minutes." New Hampshire Route 11 connects access to Portsmouth, 35 miles away, and Boston, 88 miles away. "You're less than two hours to Boston," Hughes says. Huggins Hospital is 14 miles away, and Portsmouth International Airport is 32 miles away.
Snowfall and flood zones
New Durham averages 60 inches of snowfall annually, which may impact travel. Some low-lying parts of town near the lakes are in flood zones that come with a 1% annual risk of flooding.
