East of the Quinnipiac River lies Fair Haven Heights, a neighborhood established in the 18th century as an oystering village that has grown into a residential community appreciated for its waterfront properties, walkability and proximity to Yale University and downtown New Haven. “It’s very centrally located,” says Kayla Dayle, a Realtor with Coldwell Banker Realty New Haven who grew up in New Haven. “You’re moments away from downtown and you get access to everything that’s there without all the congestion of being in the city.”

“The Heights,” as it is known locally, offers a mix of housing styles, including Cape Cod, Colonial Revival, bungalows, New Traditional and a few historic Victorians and American Foursquares. Homes away from the river often feature grassy front yards and backyards lined with tall trees. The yards get smaller closer to the river, but what residents give up in square footage, they get in river access. “The homes are a big draw,” Dayle says. “A lot of them are big.
