Bungalows, Dutch colonials and more in Leonidas
Leonidas offers a wide range of architectural styles, though shotgun homes are the most common, and most homes were built before 1939. “The Leonidas neighborhood is the most architecturally diverse neighborhood in New Orleans,” says Davis. From bungalows to two-story Dutch colonials to funky takes on traditional designs, homes in Leonidas draw the eye with early nineteenth-century styles often spiced up with bright Caribbean colors. Homes set back from the Mississippi commonly sell between $300,000 and $500,000, while similar-sized homes closer to the river typically sell between $400,000 and $600,000. Palatial estates that sit close to the river can sell as high as $1 million. The median home price is $369,000, up 9% from the previous year.Swing life away in Marsalis Harmony
Audubon Park offers a zoo and golf club less than 2 miles from the center of the neighborhood, but residents don’t have to leave home to enjoy green space. Marsalis Harmony Park features more than 5 acres of multiuse fields, broad oak trees, a playground and trails for running or biking. “For walking or biking, there’s also the Mississippi River Trail,” says Davis. “It can be accessed easily from anywhere in the neighborhood.”French immersion at Lycee Francais de la Nouvelle-Orleans
“Since I moved here fifteen years ago, it’s become much more of a family neighborhood,” says Guidry. “There are some good schools in the area.” Lycee Francais de la Nouvelle-Orleans is a public charter school in Leonidas offering pre-kindergarten through 12th-grade education. The school brings together the Louisiana Department of Education requirements and the rigorous standards of the French Ministry of Education to immerse students in the French language and the culture of more than 53 countries where French is spoken. Lycee Francais de la Nouvelle-Orleans earns an A-minus on Niche.Oak Street PoBoy Festival
Like the rest of the city, Leonidas is packed with options for Mardi Gras and Jazzfest celebrations. However, the lesser-known Oak Street PoBoy Festival is popular among residents in the area. Each fall, this annual event brings residents and food and beverage vendors from all over the city to celebrate the historic po-boy sandwich with an arts market, live music and a po-boy competition with celebrity judges.Major avenues, miles of sidewalks, and I-10
Carrollton Avenue connects area drivers to South Claiborne Avenue and I-10, making highway access convenient, and the city’s streetcar and bus lines stop throughout the neighborhood, connecting residents to the rest of the city. This includes the St. Charles Streetcar Line, the oldest operating line in the nation, which runs down Carrollton. The neighborhood’s street grid also comes with miles of sidewalks for residents hoping to reduce their carbon footprint. Ochsner Medical Center - New Orleans is roughly 2 miles away, within a 10-minute drive for most residents.Oak Street for shops and eats
“There’s more than twenty restaurants within walking distance of our house,” says Michael Guidry, artist and owner of Michael Guidry Studio. “We try a lot of new restaurants, but we like Oak Street Brewery a lot. It’s kid-friendly, and we like to meet our friends there or get food there and bring it home.” In addition to the brewery, Oak Street is home to dozens of local restaurants and shops, including Blue Cypress Books, an independent bookshop with two floors of new and secondhand books. Mom-and-pop corner stores fulfill the area’s grocery needs, and residents will have to travel away from the river to get to larger stores like Costco, located next to Interstate 10.Risks of living on the Mississippi River
First Street indicates that more than 99% of Leonidas properties are at risk of being impacted by floods within the next 30 years. While data indicate residential and commercial properties are at minor risk, infrastructure, roads and social structures like schools are at major or severe risk. Another notable influence on the neighborhood sits to the northeast, where the Sewerage and Water Board of New Orleans maintains a large facility.
