Renovated cottages go from $650,000 to $800,000, and newer, larger builds sell between $900,000 and $1.9 million.

Local shops, eateries and bars on Magazine Street
Restaurants and local bars are scattered throughout West Riverside, and Magazine Street at the neighborhood’s northern edge is one of the busiest corridors in Uptown New Orleans. Noted local spots like Guy’s Po-Boys mix with upscale eateries like Saba and its Middle Eastern cuisine. Residents often dip into the neighborhood watering holes, such as Le Bon Temps Roule, open 24 hours a day, or Grit’s Bar, which features darts and pool. Octavia Books is an independent bookstore, and other boutiques and local shops line Magazine. “The upside to shopping in that area is that it tends to be a lot of smaller stores,” says Mikey Bowler, a lifelong New Orleanian and owner of Mikey Bowler Realty. Grocery stores include Whole Foods and Winn-Dixie, each of which is walkable within the neighborhood.

Access to amenities at nearby Audubon Park
West Riverside abuts Audubon Park, a 350-acre green space and one of the centerpieces of Uptown New Orleans. Amenities include baseball, soccer and tennis facilities, a golf course, a lagoon and a nearly 2-mile walking track. “The park is an awesome cultural draw,” Bowler says. “It’s active and lively. People are walking their dogs all the time. The walking path inside the park is second-to-none in the city. You actually walk through the golf course.” The area is also home to the Audubon Zoo, which has hundreds of species from around the world and a waterpark. Within the neighborhood, Wisner Park has a playground, a dog park and a baseball field, while the New Orleans Lawn Tennis Club is a private facility with 12 courts and a pool.

Mardi Gras parades through Uptown
Mardi Gras is an entire season in New Orleans, with celebrations starting just after the New Year and culminating the day before Ash Wednesday. Parades march each weekend — and some weeknights — down St. Charles Avenue and Magazine Street towards West Riverside. The Uptown Crescent City Farmers Market occurs year-round at the Batture, a riverfront park a little more than a mile from the neighborhood. Each Tuesday, roughly 25 local vendors gather to sell produce and provisions.
Education at New Orleans charter schools or private options
The New Orleans school system is almost entirely run through charter schools, and students can apply to any in the district. Nearby options include the Benjamin Franklin Elementary Mathematics and Science School, which receives a C-plus grade from Niche. The school has two campuses; the kindergarten through fifth grade building is nearby, while the sixth-through-eighth grade campus is within the neighborhood. Located five blocks from the neighborhood, Sophie B. Wright High School receives a C-minus rating. Private schools, and especially Catholic parochial schools, are also prevalent. The nearby De La Salle High School receives an A rating.

New Orleans public transit includes buses and streetcars
Residents often walk within the neighborhood but take public transportation throughout the city. New Orleans Regional Transit Authority buses stop throughout the neighborhood, while the St. Charles Avenue streetcar line runs about a mile from West Riverside. The Central Business District is roughly 4 miles away, where drivers can hop on the area’s main highways, including Interstate 10. Manning Family Children’s Hospital is within the neighborhood, while older residents can head to the Touro LCMC Health emergency room. Louis Armstrong New Orleans International Airport is 16 miles west and has direct flights to roughly 50 cities.
Important to know
Despite West Riverside’s proximity to the river, flooding is not a major concern. Its elevation is higher than some neighborhoods further inland towards Lake Pontchartrain. For this reason, the area was mainly unscathed when Hurricane Katrina hit in 2005.
