A destination for shopping and dining near Madison Square Park
A mix of trendy restaurants and retail shopping housed in historic buildings, plus a beautiful centuries-old public park, make NoMad a coveted neighborhood. Nicknamed for the area north of Madison Square Park, what was once a primarily commercial district has become a residential enclave. “It went from an area that was really not a destination for hospitality or residential to one that’s really on the map at this point,” says James Mettham, President of the Flatiron/NoMad Partnership, an organization focused on maintaining and transforming the area. Starting in the 2010s, a hospitality boom led to the transformation of the Broadway corridor, opening chic spaces like the ACE Hotel and spurring new shops, bars, and nightlife options, followed by residential spaces. “An entire slew of new market and luxury housing opportunities and new towers have gone up, including one rising on Fifth Avenue and 29th Street,” Mettham says, “It continues to grow.”

Many choices for fine dining and entertainment
Dining and nightlife options have flourished thanks to a flurry of high-rise hotels that have opened in recent years. Inside the 1908 Beaux-Arts-style Johnston building, The Ned NoMad functions as a hotel and private members club, affiliated with SoHo House. The landmark Emmet Building houses the James NoMad Hotel, featuring The Seville cocktail lounge, and Scarpetta, a favorite for Italian fare and celeb-spotting. The Michelin-starred Eleven Madison Park sits at the corner of East 24th Street. Freshly baked bread can be found at Eataly, the large Italian grocery store. Numerous coffee shops and cafes dot the area, with spots like Dominque Ansel offering croissants and inventive pastries. For daily groceries, there’s a Whole Foods at Madison Avenue and East 28th Street. Home décor, skincare and wellness shops, as well as fitness facilities can be found concentrated between Fifth and Sixth Avenues.

Historic conversions and newer condos like Rose Hill
The neighborhood’s desirable central location has given rise to new condo developments. A one-bedroom one-bath condo in a high-rise or renovated historic building with a full-time doorman might be found for around $1.4 million, while a three-bedroom with park views might top $9 million. There are some co-ops, such as the 40-unit prewar Gilsey House, originally opened as a hotel in 1872, where today two or three-bedrooms sell for around $3 million. More inventory is available in large luxury condo towers like the 45-story Rose Hill, where a two-bedroom two-bath with a terrace might run $2.6 to $4 million. Other condo buildings like the skinny 54-story skyscraper at 262 Fifth Avenue are still under construction.

While the neighborhood evolves, city rezoning is anticipated to create more changes. “I think the goal is by 2026 there will be some new zoning and laws, which would allow for conversions of underutilized commercial and manufacturing space to residential and also some new developments,” Mettham says, “More to come.”
