In Washington Heights, the highest elevation in Manhattan, you see sky and nature,” says Bruce Robertson, a long-time resident, community advocate, and broker with Compass specialized in the neighborhood.

Grand riverfront residences and renovated co-ops

Though rentals dominate Washington Heights, it has competitively priced homes too. 2000 square-foot units in landmarked Beaux-Arts buildings along Riverside Drive fetch $1.5 Million. Smaller one-bedroom units in income-restricted buildings go for between $290,000 and $575,000. Large townhomes sell for $1.2 Million to $2.4 Million. Though many residences have already been restored, there’s potential and price incentive for first-time buyers to take on fixer-uppers. “The neighborhood is ideal for young couples that might have met downtown but want to start families and empty nesters who want to move back into the city without having to deal with the hectic pace downtown,” Robertson says.

Hudson River overlooks and beloved theaters

Washington Heights is surrounded by green spaces. Leading up from Lower Manhattan, the Hudson River Greenway feeds into the hilly Fort Tryon Park and its widely popular The Met Cloisters art museum, a reconstructed Medieval Castle. To the East, Highbridge Park has great overlooks and playgrounds. The neighborhood anchors around United Palace, a highly ornate 1930s theater hosting community-polled movie night, free children’s programming, and the 2023 Tony Awards. The northern portion of Washington Heights, known as the Little Dominican Republic, is jam-packed with popular eateries, including decades-old Malecon, serving staples like mofongo. Plenty of public and public charter schools

Young residents can start school at PS4 Duke Ellington elementary school; with a C-plus rating from Niche and a dual language program. They might continue onto the B-plus-rated Community Health Academy of the Heights and benefit from a 1 to 11 teacher-student ratio. Gregorio Luperon High School for Science and Mathematics has a B-minus Niche score and state-of-the-art facilities.

The 1 local and A express Subways provide reliable connections down the west side of Manhattan. Columbia Presbyterian Hospital plays a major role in the neighborhood. The top-ranked facility, famous for its cardiac and dentistry programs, is an extension of Columbia University’s Medical School. Students travel between this complex and the main Morningside Heights campus on the 1 Train at all times of day.
