Quiet suburban residences south of the University of Delaware
Home to the University of Delaware and its Fighting Blue Hen pride, Southern Newark embraces its college town roots in a residential setting. "The neighborhood is great if you work at the university but don't want to live downtown," said Scott Farnan of Berkshire Hathaway Services, Fox & Roach Realtors. It's easy to catch a game, tailgate near the university's stadium or spend quiet days walking the trails at Folk Memorial Park or Rittenhouse Park. Shopping near the Maryland/Delaware border over Elkton Road makes it easy for residents to run errands or check out locally-owned shops and restaurants on College Avenue. Students here attend schools within the Christina School District, which is graded an overall C-plus by Niche.

Brick Colonial and traditional-style homes in Southern Newark
Southern Newark homes vary in style, but most are brick Colonial-inspired residences with long covered porches and wide windows. With three to four bedrooms, these houses can cost between $400,000 and $600,000. "A lot of people are coming here from nearby metropolitan areas," says Michael Wilson, an associate broker with Fox-Roach-Greenville Realty. "Whether it's Philly, Baltimore or D.C., taxes are low, and there's no sales tax here. When you compare us to other areas, we're very well-priced." Large brick traditional homes with four or more bedrooms on wide, landscaped lots can cost between $650,000 and $800,000. Ranch and raised ranch-style homes on hills with brick and vinyl siding can cost between $350,000 and $450,000 or more.

Community events and experiences in Newark parks
"Newark is a great place to live, work and play," says Joseph Spadafino, who has worked for the Newark Parks & Recreation Department for 29 years, the last 9 of which he has served as director. "We have 36 different parks in all of Newark, and Rittenhouse and Folk Park in this area complement each other very well." Rittenhouse Park and Folk Memorial Park are very close, so by carefully crossing Chestnut Hill Road, residents can walk one from the other. Rittenhouse Park gives locals a chance to play outside at the pavilion and playground or walk the nearly 2 miles of hiking trails by Christina River. "Rittenhouse Park is also home to our Rittenhouse Day Camp, which we host in two-week sessions every summer. It's so popular that we advertise the camp in January, and by February, it's all filled up," Spadafino says. "Kids can really be kids at camp. They hunt for crawfish, canoe, and get a chance to be out in nature." Folk Memorial Park offers several outdoor sports courts and a playground. Residents can play horseshoes, a friendly game of tennis or basketball or walk through the area's nature trails. Three miles north of town is the Newark Country Club for avid golfers, where members enjoy golf with no tee times, a swim in the pool, and their choice of three unique dining rooms.

The Parks & Recreation Department also hosts several events throughout the year, from their 4th of July Liberty Day fireworks festival to their Halloween Parade, which "has been going on for nearly 80 years,” Spadafino says. “We also host the Newark Community Day on the University of Delaware Green. We'll get 300 different vendors and over 10,000 to 15,000 people who attend every year." In June the department hosts a spring concert series featuring local musicians on Thursday nights.
