Ironbound: Newark's cultural and industrial hub

Newark’s Ironbound community earned its name because the area is bounded by railroads, highways and industrial plants. The area started as farmland but quickly became an industrial hub in the 1830s. Since then, Ironbound has become a thoroughly diverse area with an eclectic range of restaurants and near-constant cultural celebrations. Marc Titus is a Realtor with Realty One Group and knows the Ironbound community intimately. “It’s an explosion of culture,” Titus says. “There are restaurants on just about every corner. There are good night spots and social events. People walk the curbside that allows you to go bar hopping or restaurant hopping.” While Ironbound’s social scene is a major draw to new residents, some people move to the area for easy access to public transportation. “You have the proximity to restaurants and everything else in New Jersey. The airport is close by, and it’s close to major highways. Transit is not a problem. They’re using millions of dollars to redevelop the train station. There’s lots of growth that’s coming in, even in New Jersey itself.”

Renting apartment units or buying multifamily homes

“I see more renters than owners,” Titus says. “One building might have three units, and people pay a premium to live here.” Rent can range from $145,000 for studio apartments to $4,500 for three-bedroom luxury units. Some condos sell for $295,000 to $550,000. Many multifamily properties were built in the late 1800s to early 1900s with bay windows and colonial-inspired designs. Larger and more recently updated multifamily homes sell for $800,000 to $1.6 million, but some smaller homes that may need renovations have sold for $400,000 to $800,000. Townhouses and single-family homes are rare, and townhouses have a median sale price of about $518,000, while the single-family median is almost $408,000.

Riverfront Park is a growing outdoor destination

“There’s a lot of development in and around Ironbound,” Titus says. “Riverfront Park is expanding, and that’s going to provide a lot of green space. There are other parks, but they’re really doing a big thing there.” Riverfront Park has a playground and a walking trail that loops around the athletic fields. The park extends along the Passaic River, and the newest addition is set to open in 2025 with a new amphitheater, an art wall and kiosks local vendors can use. Independence Park is in the heart of Ironbound, and visitors can cool off on the splash pad in the summer, play a game in the hockey rink or visit the senior center.

Eight schools in Ironbound, with a new high school opening soon

Ironbound has seven schools that offer kindergarten through eighth-grade classes. Ann Street School is the highest rated, earning a B-minus from Niche. Most kids later transfer to East Side High School, which also gets a B-minus. A new school is set to open in 2025 and reduce the large student population at East Side High: The Newark School of Architecture & Interior Design. The school’s building was previously the St. James Hospital, which had been vacant since 2008.

All of Ironbound comes out for Portugal Day Festival

From Brazilian Day to Our Lady of Mt. Carmel’s Italian Festival, Ironbound is almost always in party mode. “The biggest one is the Portugal Day Festival,” Titus says. “That’s the crème de la crème. It’s a wonderful time.” The festival is often held the first weekend in June, with food vendors and live music, but the community holds events leading up to the big day, including raising the Portuguese Flag at city hall, a special Mass at Newark Cathedral and the grand parade down Ferry Street. Sports fans can catch a New Jersey Devils hockey game at Prudential Center or see the New York Red Bulls play soccer at Sports Illustrated Stadium.

Taking the bus, train or interstate into New York

Many homes have garages or gated alley driveways, but cars are always parked on the sides of the road. Wide sidewalks border the streets, allowing residents to walk to shops, restaurants or parks. When it snows, drivers are not allowed to park on major roadways, such as Ferry Street. Drivers move their cars to designated public school parking lots to avoid being ticketed and towed.

Manhattan, New York, is about 16 miles away when driving along Interstate 95, but many commuters choose to catch the train at Newark Penn Station for a 20-minute trip to New York’s Penn Station. NJ Transit buses run throughout the area as well. The Ironbound neighborhood is north of Newark Liberty International Airport, making it easy for workers and international travelers to reach the busy site by driving down U.S. Route 9 Bypass, a 10-minute trip with light traffic. Because the airport is close to Ironbound, residents usually hear planes.

Walking to diverse restaurants and bars along Ferry Street

Many of Ironbound’s restaurants are family-owned, serving Italian, Latin and fusion menus. Ferry Street often has the most foot traffic due to its shops and restaurants. Naming every great dining spot would take ages, but some standout names include Fornos of Spain and Sol-Mar Restaurant. “Adega Grill has a lounge area, a restaurant and then a bar,” Titus says. “You can go in no matter what mood you’re in. You can sit at the bar and watch the game. The bartenders are great. You can sit in the lounge and talk, with music in the background. You can get a really nice meal; Dinner is wonderful there.” There are plenty of grocery stores to walk to, from Seabra Foods to more specialized shops like Garden Farm Market. Ferry Street also features a few locally owned boutiques, like Nadri Fashion and Bella & Blessed Boutique. Downtown Newark has even more boutiques and is a roughly 15-minute bus ride away.
