Plunging into nature in Newbury

Centered around the southern tip of New Hampshire’s sixth-largest lake and surrounded by mountains and forests, Newbury serves as a haven for outdoor recreation. “The No. 1 reason people love to live in Newbury is because of Lake Sunapee and Mount Sunapee,” says area resident and Realtor Carter Bascom with Four Seasons Sotheby’s International Realty, who has seven years of experience in the region. The town has little commercial or modern development, giving it a rustic feel. Aside from a few restaurants and stores, it’s mostly made up of homes and parks, requiring a trip next-door to New London for shopping and dining. As a popular vacation spot, Newbury has many seasonal residents. Nevertheless, year-round locals have access to both private and public schools nearby, as well as proximity to Concord, which is 30 miles away, for those who work in the city.

Outdoor adventures at Sunapee’s lake and state park

Newbury has two main locations for outdoor recreation: the lakes or the mountains. Lake Sunapee is the largest in the area, and Newbury has direct access to its southern banks. During the summer, the lake allows for boating and relaxing by the beach. Over the winter, it becomes an ice fishing and skating spot. The town features plenty of conservation areas with hiking trails through the mountains and forests. Mount Sunapee State Park, adjacent to the lake, is popular for its beach, campground and ski slopes in the winter. The park’s 75-mile hiking loop, the Sunapee-Ragged-Kearsarge Greenway, leads to mountain peaks and connects with trails coming out of Andrew Brook Forest. Other paths and lookout spots are found at Pillsbury State Park or the Hay Reservation, which is also home to the John Hay Estate at The Fells. This historic landmark was the summer home of former Secretary of State John Milton Hay and is popular for its Italian- and French-inspired gardens. Those looking for some friendly competition can join the Baker Hill Golf Club for its 18-hole championship course and driving range.

A convenience store and the Newbury Deli off Route 103

The center of Newbury falls at the intersection of routes 103 and 103A, featuring a library, a town hall and two shops: the Newbury Quick Stop convenience store and the Nordic Skater ski shop. “Most people do their shopping in New London or head north to the Upper Valley to West Lebanon,” Bascom says. Shaw’s and Hannaford sit within 10 miles, while Walmart is about 17 miles away. Two local restaurants stand out in Newbury, including Bubba’s Bar & Grille. “There are public docks in the Newbury Harbor for boaters to get takeout and ice cream from Bubba’s,” Bascom says. The owners of Newbury Deli brought a piece of New York to New Hampshire, serving up sandwiches and wraps inspired by their family bodega in the Bronx. The deli also sells wine and craft beer, along with desserts and other prepared comfort foods.

Holiday events and cocktail hours on Mount Sunapee

Newbury residents celebrate the Fourth of July with a parade and Christmas with a town tree lighting. Newbury Old Home Day is another yearly event, featuring live music, vendors and fireworks. The annual League of New Hampshire Craftsmen Fair spotlights the creativity of residents all over the state, attracting about 20,000 visitors per year with vendors and interactive art exhibits at the Mount Sunapee Resort. Throughout the summer, the town comes together for the weekly Sunapee Farmers Market, as well as concerts at the John Hay Estate at The Fells. The Mount Sunapee Resort also hosts activities, like Friday Cocktails at the Summit, accessible via a ride on its ski lifts. The resort also has live music nights, scavenger hunts and community barbecues. For a night of theater, Bascom says, “A quick trip to New London to visit the New London Barn Playhouse is a must.”

Homes in the mountains or on the water

Newbury’s housing market caters to a variety of preferences. Waterfront properties on the Todd and Sunapee lakes have private docks, patios and sizable yards. These homes often fall on the more expensive side of Newbury’s price range, scaling from $700,000 to over $1 million. Log cabins, ranch-style houses and Cape Cods can be found farther from the water in Newbury’s mountainous terrain. These homes make up most of the market and tend to sell between $450,000 and $600,000. Lots are typically hidden behind trees and sit far off the country roads that meander through town.

Kearsarge Regional School District and the private Mount Royal Academy

Newbury students can begin their education at Kearsarge Regional Elementary School – Bradford, which earns a B-minus grade on Niche. Kearsarge Regional Middle and High schools both score B-plus grades and offer dozens of sports programs, including ski teams, bass fishing, horseback riding and mountain biking. Families also have a private-school option, Mount Royal Academy. The school has an A-minus grade from Niche, which ranks it as the second-best private K-12 institution in the state.

Getting around Newbury by car

Routes 103 and 103A are the main entry and exit points in Newbury, connecting to larger thoroughfares like Route 10 and Interstate 89. Route 103 and I-89 lead to Concord, about 30 miles southeast, and then farther south to the Manchester-Boston Regional Airport, nearly 43 miles away. Newbury residents rely heavily on cars, though Bascom mentions that many utilize the Dartmouth Coach, which runs daily out of New London and into Boston’s South Station and international airport.
