Residents find an affordable community with an old-school feel in Newman, just 25 miles from Modesto. “The area is a sweet spot for commuters since it's more affordable compared to surrounding places,” says Kyle Spinelli, a Realtor with Exit Realty Consultants, who was born and raised in the area. Thousands of people commute to nearby cities for work, like Modesto and San Jose, which is 97 miles away. “Newman is a small, rural farm town with large acres of agricultural land, making the area a hotspot for farmers,” Spinelli says. Along with expansive green spaces, the area is lined with wide, walkable streets, where residents can walk or bike to places like work and school.

1970s homes with fences

Newman offers ranch-style homes with Spanish-revival-inspired architecture and small, manicured lawns ranging from $400,000 to $500,000. “Most homebuyers in the area are buying homes for their first time,” says Spinelli. 1970s contemporary single-family detached homes are fenced apart with proximity to one another, ranging from $500,000 to $600,000. “There is a lot of variety offered between older homes and new construction,” says Spinelli.

High graduation rates at Orestimba High School

Children can attend school through the Newman-Crows Landing Unified School District, which has a B from niche. Kids go to Hurd Barrington Elementary School, which has a B-minus, before advancing to Yolo Middle School, which has a C-plus. The school offers students an after-school program called Beyond the Bell, where students can seek homework assistance and meet one another outside of the classroom. Students advance to Orestimba High School, which has a B from Niche and a graduation rate of 99%. The school recently built a new pool and tennis court complex. California State University, Stanislaus is a public college that’s 22 miles away and is a part of the California State University system.

Walking to Pioneer Park

Hurd Barrington Park is where residents go to play basketball and baseball, throw parties at the pavilion and play on the swings. Skaters visit Lions Park to practice and show off their skills. The Turlock Golf and Country Club is used for throwing events like weddings and golfing tournaments. Children take advantage of the City of Newman Recreation Department and Teen Center, which offers organized sports programs for kids of all ages. Pioneer Park is within walking distance of some homes and hosts an annual fall festival on Labor Day weekend, which includes baking competitions, live music, a car show and a cornhole competition.
