Gated community with views of Newport Bay’s turning basin

Bayshores is one of the few guard-gated neighborhoods in Newport Bay. It’s also right on the water. “It has the best views of the turning basin, which has some of the widest and deepest water in Newport Bay,” says Annie Clougherty, a Realtor with Compass and a Newport Beach native. She’s sold homes in the area for 20-plus years. “You have larger lots, as opposed to Balboa Island where they’re closer. You can also see Lido Isle, Linda Island and Harbor Island from the bayfront since they all converge in that area.” Water sports, especially boating, are integral to the lifestyle here, and most residents are outdoorsy. Some people keep vacation homes here, and past residents include Newport Beach icon John Wayne, Nicholas Cage and other stars. Despite the community's exclusivity, the Bayshores Community Association facilitates get-togethers throughout the year. People decorate golf carts for July Fourth, and residents can watch the boat races together in early May, celebrating the opening of sailing season.

Luxury estates on Newport Bay, docks and views

Bayshores is a community of roughly 250 homes, and they’re all walkable to the bayfront. They typically have large square footage and multiple stories. They might also have features that incorporate the outdoors, such as patios and verandas. Of these 250 homes, roughly 25 are directly on the water, and even fewer have private docks. Whatever the location, only a few homes go on the market every year. The average home value is around $5.5 million, but the most exclusive properties can quadruple that value. Potential residents should know that the community association has rules for home maintenance, architecture and landscaping.

Exclusive perks for Bayshores residents

Many communities on Newport Bay have the beach lifestyle — boating, swimming and other water sports — but that’s especially true in Bayshores. This neighborhood has exclusive amenities such as a children’s park, two yacht-friendly marinas and two private beaches. People frequently use the sand for barbecues, and in the summer, the community association puts out a slide for kids. Established in 1948 and next to the Balboa Bay Resort, the Balboa Bay Club is a perk for fee-paying residents. “One of the things that people don’t know is that if you’re a member of the Balboa Bay Club and live in Bayshores, you can get a private key,” Clougherty says. “Residents have their own gate, so you can walk down the bayfront, open the gate and be right at the club for a cocktail.”

All As for Newport-Mesa Unified Schools

Newport Heights Elementary, Ensign Intermediate and Newport Harbor High all receive As from Niche, and they’re all within a mile of Bayshores. The high school has a one-on-one mentorship program where students can learn from industry leaders, gaining real-world experience in their desired fields. The school’s football team also has a heated rivalry with Corona del Mar High, and bleachers often fill for the annual Battle of the Bay game.

Golf cart routes around Bayshores, PCH around Newport Beach

Bayshores is less than a square mile in total, and many people walk, bike or golf cart around the neighborhood. To drive to other parts of Newport Beach, the Pacific Coast Highway runs along the northern gate and crosses Newport Bay. John Wayne Airport is roughly 5 miles north of the neighborhood and has over 50 nonstop flights. As an alternative to car travel, the Orange County Transportation Authority operates several bus routes through the city.

Bayshore Café & Lounge Restaurant is an upscale option across the Pacific Coast Highway. A+O Restaurant and Bar has similar food, and it’s on the bayfront at Balboa Bay Resort. For fresh, native-caught fish, Pearson’s Port is a seafood market across Newport Bay. Pavilions is close by for traditional groceries too. Fashion Island is an outdoor mall with over 200 retailers within a short drive, and on the opposite side of the bay, Lido Marina Village is a newly developed retail center on the waterfront.
