Upscale community next to Newport Bay
On the northern side of Newport Bay, Bayside is a premier waterfront community. Residents mostly live here for the outdoorsy lifestyle and bay views, and with yacht clubs and golf courses nearby, they have a tendency for upscale tastes. Bayside gets some visitors with Newport Dunes Waterfront Resort & Marina and the Hyatt Regency Hotel, both central in the neighborhood. Fashion Island, an outdoor mall just east, is usually crowded too. Still, Bayside is quieter than touristy areas like Balboa Island and Newport Beach proper, and many people retire here. Narrow streets curve with palms and don’t get much traffic. The water in Newport Bay is calm without many waves, distanced from the southern harbor.
Most single-family homes in Bayview line up along the water, with many having private decks for yachts.

Boating is a part of the culture in Newport Bay, where marinas, yacht clubs and private docks line the shore. Speedboats and smaller boats are the most common, but some people might keep yachts in the wider, lower part of the bay. People often fish or swim in the area, while surfers are a few miles north on the Pacific Ocean. For those who prefer land, Back Bay Golf Course is a 9-holer in the middle of the neighborhood, connected by the Hyatt Regency Hotel. Newport Beach Country Club has a premier 18-hole course to the east, and membership is by invitation only.

Luxury homes in Harbor Cove, Linda Isle and Beacon Bay
Harbor Cove is the northernmost subdivision here, a gated community of single-family homes. With expansive square footage, they range from $3 million to $5 million. Just south, Bayside is a manufactured home community that shares the name of the neighborhood. Properties in this area start at $300,000 but can reach $900,000 with bay views and new construction. Communities south of the Pacific Coast Highway, such as Linda Isle, Harbor Island and Beacon Bay, are highly sought-after. Many of these bayfront properties have private docks, and they range from $5 million to $30 million. They were mostly built in the 1960s and ‘70s. Some people invest in these properties and renovate them, at times doubling their money.
It's a common sight in Bayview to see beachfront homes and decks lined with boats.

Homestyle food at Galley Café, high-end shopping at Fashion Island
Neighborhood spots are just off Promontory Bay, a small channel south of the PCH. The Galley Café is a family-owned, multigenerational diner that started in 1957. With photograph-filled walls and water views, people usually come here for burgers and shakes, but all-day breakfast is another favorite. For something more upscale, Bayside Restaurant is nearby with seafood, steaks and jazz nights. It’s a part of Bayside Shopping Center, which has more businesses and a Pavilions grocery. Fashion Island is a mile east with roughly 200 retailers, and it’s the most popular outdoor mall in Newport Beach.
The Galley Cafe has been serving hearty American-style food for Bayview residents since 1957.

Musical and sporting events in Bayside
Held at the Hyatt Regency in late May, the Newport Beach Jazz Festival started in 1966 and is one of the longest-running events in Orange County. The Hoag Classic arrives in March at Newport Beach Country Club, and as the only PGA Tour Champions event in the area, it draws tens of thousands of visitors every year. The Newport to Ensenada International Yacht Race leaves port in April, a 70-year tradition that spans over 120 nautical miles; vessels speed down the coast to Baja California, Mexico.
High ratings for Newport-Mesa Unified Schools
About 3 miles east of the neighborhood, Lincoln Elementary scores an A from Niche. The school also won a Gold Implementation Award from California PBIS, which celebrates the school’s support system of counselors and enrichment. Corona del Mar Middle and High School, just north of the neighborhood, scores another A. Its renovation in 2021 added a track and two turf fields.
Lincoln Elementary School fosters a safe and caring learning environment with its experienced teachers and staff.

A short drive to the Pacific Coast Highway
Besides their boat, residents likely have a car to access other parts of Newport Beach. The Pacific Coast Highway is the main thoroughfare on the neighborhood’s south side, connecting to other waterfront communities such as Huntington Beach and Emerald Bay. State Route 55, state Route 73 and Interstate 405 are nearby for travel around Los Angeles. These routes can clog any time of day, whereas traffic in neighborhood streets is free flowing.
