Dover Shores is known for its multimillion-dollar homes, but the area is more than a price tag. “For someone who wants to have an active lifestyle, this area is fantastic,” says Robert Mack with Fiv Realty. He’s been a real estate agent since 2007, but lately he’s specialized in Newport Beach’s luxury market. “It’s also family friendly with the highly rated schools, and it’s convenient to the beach and the freeways. Dover Shores is a great option.” Adjacent to Upper Newport Bay — the Back Bay to most locals — this neighborhood is walkable to private beaches, and a community association oversees the area’s green spaces. Architectural diversity and boat slips in Dover Shores
Original ranch-style homes from the 1960s are still around the neighborhood, but the housing landscape has changed over the years. “When the area was originally built, it was mostly a bedroom community, but homeowners have remodeled or have torn down since then. Now we see traditional, ultramodern and everything in between. It’s not cookie-cutter. As long as you get the proper permits, almost anything is possible.” Most inland homes have sizeable front and backyards, and many have pools. The priciest homes are right off the bay, though, since they tend to have boat slips or private docks. While there aren’t many sold listings in the area, they range from $4.5 million to $12 million. These prices rise as home rebuilds continue; the average spiked 30% from February 2023 to 2024. The neighborhood’s CAP Index Crime Score is 2 out of 10, compared to the national average of 4.

Dover Shores is right off the Back Bay, similar to many other communities in Newport Beach. What’s different here, though, is the private beaches. “If you don’t want to go to a public beach and deal with the parking and the crowds, these are more intimate and quiet,” Mack says. “They’re smaller, but you can go hang out, get a suntan and jump on a paddleboard into the bay.” Residents can access these fenced-in beaches via a key fob, and they can even reserve them for private parties. Fisherman’s Beach has storage and a launch for small boats; Larry’s Beach has barbecue pits and a playground; North Star Beach has the Newport Aquatic Center, which rents out kayaks and paddleboards. Galaxy View Park and Westcliff Park are nearby for sunset views, and the Back Bay Loop is a 10-mile trek around the water.
The Newport Aquatic Center, located just a short distance from Dover Shores and North Star Beach, offers residents easy access to kayaking, paddleboarding, and rowing activities.

Close to A-rated Newport-Mesa Schools
Mariners Elementary, Ensign Intermediate and Newport Harbor High all score As from Niche, and they’re all walkable on the neighborhood’s south side. Mariners Elementary had a “comicon” in 2024 when students plastered hundreds of drawings on the library’s walls. University of California, Irvine, is about 5 miles northeast and, among its other highly rated programs, its medical research path is considered one of the best in the nation.

Just north of the neighborhood, Dover Drive is a major thoroughfare that leads to both Irvine Avenue and the Pacific Coast Highway. It also has the Route 55 bus by Orange County Transit Authority, which goes to Fashion Island and other Newport landmarks. John Wayne Airport is about 5 miles north of the neighborhood. A flight path runs directly through the area, causing some noise.
