Building a life in northern Newport Beach
Harbor Ridge has changed over the years, but its main selling point remains the same. “It was originally built in the 1980s. The area had very large lots, so people could build their dream homes here,” says Rob Montgomery with Arbor Real Estate. He’s lived in Newport Beach for over 30 years, and he’s been a real estate agent for over 20. “Now, those homes are roughly 50 years old, and in the last 10 years, we’ve seen a lot of them redeveloped or rebuilt. It’s still a place where someone can create their dream home.” These dream homes have translated to an upscale lifestyle. Harbor Ridge is guard-gated and has private amenities, and it’s close to the city’s most popular outdoor mall. Newport Beach and its sand are just south, visible from some parts of the neighborhood.

Panoramic vistas in Harbor Ridge
Besides large lots, people buy in Harbor Ridge for the views. This neighborhood is elevated — as the name implies — on a ridgeline, so second-story homes can have vistas of the Pacific Ocean, Newport Harbor and neighboring communities. These estates make up a bulk of the area and range from $3 million to $15 million. The highest-end homes have over 7,000 square feet of interior space; backyards are wooded, often featuring pools and tennis courts. Townhomes are scattered throughout the neighborhood, but they’re mostly on the north and south sides. These subdivisions, Harbor Ridge Knoll and Harbor Ridge Crest, have fewer homes and are more packed together. They’re priced between $1.5 million and $4 million. Harbor Ridge has five homeowners associations with different fees and perks, but they’re all a part of the Harbor Ridge Master Association. Harbor Ridge has a CAP Index Crime Score of 2 out of 10, lower than the national average of 4.

Close to neighborhood parks and Corona del Mar Beach
Green spaces are walkable from any side of Harbor Ridge. The San Joaquin Reservoir is east with a paved path, while San Miguel Park is west with basketball and handball courts. Bonita Canyon Sports Park has several baseball fields for Little Leaguers on the north side, while Spyglass Hill Park has a playground and multiuse field to the south. Inside the gates of Harbor Ridge, residents have private tennis courts, pools and spas included in their HOA dues. Corona del Mar State Beach Park is about 3 miles south of the neighborhood on the Pacific Ocean, separated from Newport Beach by a jetty. “It’s crowded during summer, but it’s usually calm during the off-season. People don’t usually surf there, but you might see some bodyboarding, skimboarding and boogieboarding,” Montgomery says.

A few steps from Fashion Island, next to Pavilions
Fashion Island is the most popular outdoor mall in Newport Beach, and it’s about 2 miles west of Harbor Ridge. Named for its variety of clothing stores, this mall also has high-end restaurants, takeout places and an upscale movie theater called The Lot. While this area has a Whole Foods Market, Pavilions is on the neighborhood’s north side and is more walkable. Balboa Island has additional shops and restaurants on Marine Avenue, and Lido Marina Village is a waterfront mall on Newport Bay. The latter has iconic spots like Nobu and Malibu Farm.

Lincoln Elementary is a couple of miles south of the neighborhood and scores an A from Niche. About the same distance north, Corona del Mar Middle and High receives another A. The high school has the Academy of Global Studies and the Performing Arts & Multimedia Academy, which both have career-oriented pathways for students. University of California, Irvine, is about 5 miles north of Harbor Ridge and has some of the highest-ranked research programs in the country.
Lincoln Elementary School has dozens of effective and excellent teachers and staff.
A National Blue Ribbon School, Corona Del Mar Middle and High School offers excellent education.

Driving around Newport: San Miguel Drive to the PCH
Harbor Ridge has sidewalks and bikeable streets, but most people drive around Newport Beach. San Miguel Drive is the major entry point into the community, a thoroughfare along the west side. It connects to other major roads and ultimately leads down to the Pacific Coast Highway. Commuters can use this freeway to get to Huntington Beach, Long Beach and other coastal cities in Greater Los Angeles. The closest bus route is the No. 79 along San Miguel Drive, which stops at Fashion Island and the Newport Transportation Center.
OC Transit provides Harbor Ridge residents easy access to Newport Beach and beyond.
Harbor Ridge is mostly a car community but OC Bus is available to take you as far as Fashion Island.
