Newport Bay community with beach access, friendly residents
Just above Newport Bay and the Pacific Ocean, Newport Heights is sought after for its location. “The biggest draw is the beach access,” says Brandon Hobbs, the vice president of sales with Arbor Real Estate. He’s been in real estate since 2014, and he lives in the neighborhood. “From the Heights, you can walk or bike down to the harbor. I walk down to the peninsula almost every day.” That walkability has brought diverse groups to the area, but they have one thing in common: once they’ve bought a home here, they tend to stay. “You have a lot of move-up buyers that buy something here for $3 million, and a few years later, they upgrade to something bigger within the community. There are also original owners who have been here for 50 or 60 years,” Hobbs says. Despite differences between residents, their permanence has led to a sense of community. “It’s super friendly overall. I knew everyone on my street at my last house, and it's the same at my new one. That tends to happen in the Heights.”

About a mile to Newport Beach
Newport Beach has fishing piers and surfing opportunities, just south of the neighborhood on the Balboa Peninsula. Many residents also keep boats or yachts in Newport Bay, and they might dock them at local restaurants and shops for an afternoon. Kayaking and paddleboarding are other popular pastimes here, and the closest launch is about a mile east at Castaways Park. For a simple picnic or sunset view, John Wayne Park overlooks the harbor and the bay. Locals organize pickup pickleball at Cliff Drive Park, adjacent to a basketball court and playground.

Mix-and-match homes, sizeable lots in Newport Heights
Newport Heights isn’t a master-planned subdivision, so it’s difficult to characterize. Traditionals from the 1950s mix with rebuilds from the 2020s; some ranch-style homes have 1,000 square feet, and these might be next to three-story mansions with 9,000. Regardless, Hobbs says the "mod Cod" — a home with a modern interior and a Cape Cod exterior — is becoming increasingly popular because of all the renovations in the area. Most homes have sizeable front and backyards, and lots are usually more than double what they would be on the Balboa Peninsula. Prices range from $2.5 million to $15 million, and unlike other areas in Newport Beach, they haven’t spiked. The average is up about 7% from February 2023 to 2024.

Walkability and high ratings for Newport Mesa Schools
Newport Heights Elementary, Ensign Intermediate and Newport Harbor High all receive As from Niche, and they’re less than a mile from most homes. Newport Harbor’s football team is known for The Battle of the Bay game against Corona del Mar High, which Newport Harbor won in 2024. First started in 1963, this annual rivalry game is known for its crowds. University of California, Irvine, is about 5 miles northeast of these schools and has produced five Nobel laureates.

Bayfront dining in Mariner's Mile district, outdoor mall at Lido Marina Village
The Mariner's Mile district runs along the neighborhood’s south side, a section of the Pacific Coast Highway known for its yachts and luxury cars. In addition to marine stores and high-dollar boutiques, it has upscale seafood spots like Rusty Pelican and Billy's At The Beach. Long-running eatery A Restaurant isn't waterfront, but it's an iconic steakhouse built in 1926. Its walls feature wood paneling and old photographs, and its red-leather booths host lots of regulars. Lido Marina Village is a busy outdoor mall across the channel. Renovated in 2016 and 2022, this mixed-use space has boutiques, restaurants and views of passing boats. The Balboa Peninsula continues east along the Pacific and has more commercial options. Ralphs Fresh Fare, Wild Fork and Sprouts Farmers Market are the closest grocers, clustered on the neighborhood’s north side.

Hopping on state Route 55, Pacific Coast Highway
Newport Heights has bike-friendly roads and some sidewalks. Most people drive around Newport Beach overall, and with major freeways nearby, that’s especially true here. Also known as state Route 55, Newport Boulevard runs along the neighborhood’s west side, leading up to Irvine and Santa Ana. The Pacific Coast Highway runs along the south side and goes to Long Beach and other coastal cities. Orange County Transit Authority operates several buses around Newport Heights, including routes 55, 57 and 71. John Wayne Airport is about 5 miles north, but this area is outside of a direct flight path. Hoag Hospital Newport Beach is just west.
