Multimillion-dollar custom homes are on large, elevated lots
One of the first master-planned communities in Newport Beach, Spyglass Hill was developed in the late 1960s and early 1970s. "Some people have stayed and kept their home up with care; others have gone down to the studs," Harper says. "They might say: ''That was a great 1970s home, but guess what, we're going to tear it down and build a masterpiece. Whether a home is old or new, you can tell there's pride of ownership." The elevated lots have up to a half-acre of land, and the homes are about 3,000 square feet to 9,000 square feet. Prices range from $4 million to $18 million. Size and age contribute to the wide price range.There's a well-established homeowners association
The Spyglass Hill Association, established in 1972, is a homeowners association with active participants, a volunteering spirit and monthly dues. "The HOA and community membership there is kind of second to none," Harper says. "They even have a magazine that the community leaders put out called The Spyglass View." Many homes have private pools, and there are shared amenities as well. "The community feels really good, happy, well-cared for and really safe," Harper says.The CAP Index crime score in Spyglass Hill is 2 out of 10, compared to the national average of 4.
Students may attend well-ranked public or private schools
Among the highly regarded public schools in the area, Abraham Lincoln Elementary School earns an A grade from Niche. Corona del Mar Middle and High School also receives an A and has a world language program available starting in seventh grade. Another option is Harbor Day School, which opened in 1952 as the first independent school in Orange County. It serves kindergarten through eighth grade and is rated A.Community park events and an annual Christmas Walk
Spyglass Hill Park is one of the community's main gathering places. "Residents will put up kiosks and have amazing little food events and 'meet-and-greet your neighbors' events," Harper says. The Corona del Mar Christmas Walk, held annually for over 45 years, brings together many of the area's communities. It includes over a dozen local bands, children's activities, Santa visits and restaurant and shop promotions. "Booths are set up on both sides, down the Pacific Coast Highway. Thousands of people go, and almost everybody dresses in festive clothes. At the very minimum, they are wearing Santa hats," Harper says.Shopping centers on both sides and Fashion Island is close
There are shopping centers within a couple of miles of Spyglass Hill. To the west, Harbor View Shopping Center includes a Gelson’s supermarket, a pharmacy, a pet store and casual dining spots like Fresh Brothers, a pizzeria, and Nékter Juice Bar. To the east, Newport Coast Shopping Center has a Pavilions, a toy store, an animal hospital and restaurants, such as Newport Sushi Fusion and Zov's, for Mediterranean cuisine.There's a lot more to eat and buy a few miles away at Fashion Island, an outdoor shopping mall that opened in 1967. "Fashion has over 150 stores and that includes boutiques and some big-box and high-end stores," Harper says. Though it's a bit inland, the island theme comes from the design and shape: circular, with Newport Center Drive forming a ring around it.
There are major roads, bike lanes and a bus route in the area
The neighborhood is walkable, though hilly, with curved streets, and often sidewalks are only on one side. Spyglass Hill and San Joaquin Hills roads are among the few with designated bike lanes. The neighborhood is a few miles from state Route 73 to the north, and state Route 1, also known as the Pacific Coast Highway, to the south. Irvine and Newport Beach hospitals are about 13 miles away, though urgent care facilities are closer. It's about 6 miles to John Wayne Airport, which has a dozen passenger airlines.
