Newtown embraces development but pays homage to its rural roots
Homes and shopping centers have replaced farms in Newtown Township, but the Pennsylvania community’s rustic roots still show in places. For example, diners at La Stalla eat at white tablecloth-draped tables inside a 1920s barn, and a Colonial-era country manor now houses Rose Bank Winery. New residents find trendy and upscale businesses without the traffic of the bigger cities. “It’s close to major roadways for getting to Philadelphia and New York, but it’s still surrounded by farmland and parks, so it’s not a congested area,” says Kim Rock, CEO of The Kim Rock Group at Keller Williams Real Estate. Meanwhile, boutique shops and restaurants fill historic buildings along dense streets in the borough of Newtown, located inside the township’s boundaries. Locals often collectively refer to these two communities as Newtown.

Homebuyers can find modern homes in Newtown Township, including New Traditional houses recently built by Toll Brothers. Many of the community’s other subdivisions are filled with colonial- and regency-inspired homes constructed since 1980. “The appeal of the neighborhoods in Newtown Township is you’re close to the shopping of the borough, but you’re more spread out, so you tend to have [a larger] property and a bigger home,” Rock says. Most single-family homes sit on less than half an acre, but yards still tend to be bigger than in the borough of Newtown. There, porches extend from Victorians nearly all the way to the sidewalk, and alleys are sometimes all that separate houses. The median sales price is $625,000, higher than the national median.

Kids zoned to the highly rated Council Rock School District
The community is part of the Council Rock School District, which gets an A from Niche. Children can attend Newtown Elementary School before advancing to Newtown Middle School. Council Rock High School North operates a Technology Education program that students can join to take courses such as Accelerated STEM Guitar, which teaches the design and manufacturing of electric guitars, and Know Your Car, where teens learn how to shop for and work on vehicles. Niche gives all three schools A grades.

Shopping centers in the township, small businesses in the borough
Most of the township’s businesses are in shopping centers. Retail centers along Route 532 house dozens of stores, including Gap, Costello’s Ace Hardware of Newtown and Lululemon. Locals can shop for groceries at McCaffrey’s Food Markets, a regional grocery store chain, or Newtown Farmer’s Market, a collection of stalls and booths selling meats, locally grown produce and ready-to-eat meals. In the borough, people can walk down to State Street to grab breakfast at Pat’s Colonial Kitchen, located in an 1800s hotel, or browse Newtown Book & Record Exchange. Historic church steeples rise throughout the borough; for example, Newtown Presbyterian Church’s stone building has stood since the 1760s. While there are plenty of commercial areas in Newtown, local regulations ban ultra-conspicuous signage, such as neon signs. “Even with all the development, they try to keep things feeling small town,” Rock says.

Newtown Trail connects Tyler State Park with other community parks
Part of Tyler State Park’s 1,700 acres span into the western side of Newtown. Hikers, cyclists and horseback riders can explore more than 10 miles of trails through the park’s forests and meadows. Anglers may fish for bass and crappie from the banks of Neshaminy Creek, while the Langhorne Players Theater Co. performs at Spring Garden Mill, a grain and feed mill converted into a small theater. The Newtown Trail extends nearly 4 miles from Tyler State Park to Silver Lake Park, on the other side of Newtown. The township government oversees eight additional green spaces, some of which are accessible from the Newtown Trail.

Musicians, potters and more gather for Crafts in the Meadow
During one October weekend, more than 130 artists head to Tyler State Park to perform, showcase their artwork and sell handcrafted jewelry, pottery and bags. Attendees at the annual Crafts in the Meadow Fall Invitation Craft Show can see artisans in action during live demonstrations, such as metal forging or using a wood kiln.
Highways and I-295 lead to Philadelphia, New York
Locals can ride Southeastern Pennsylvania Transportation Authority buses to destinations such as Bucks County Community College and State Street. However, most residents drive, using roads including Route 413 and Route 532. Motorists can get on Interstate 295 to make the 30-mile drive to Philadelphia. It’s 40 miles to Philadelphia International Airport, where passengers can travel directly to more than 120 destinations. St. Mary Medical Center is less than 2 miles outside Newtown, and residents are about 80 miles from New York City.
