A suburb with a story along the Niagara River

LaSalle is a riverside neighborhood in Niagara Falls, New York that exudes a sense of quiet allure. It is framed by vital interstates to its north and west and by the Niagara River to its south, making it a popular destination for prospective owners who want to enjoy some time on the water without being too far from downtown or Buffalo. While it is part of the city, it is several miles from the falls themselves, helping the area to avoid the brunt of tourist traffic. “There’s downtown Niagara Falls, and then there’s LaSalle,” says Realtor Rebecca Simpson with Hunt Real Estate ERA, who was born and raised in Western New York. “LaSalle is removed from the more touristy areas, but it still has great access to all the shopping, and it’s right on the river, so the views and the boating are wonderful.” The history of LaSalle is another fascinating point in its favor – the neighborhood takes its name from French explorer and fur trader Rene-Robert Cavelier, Sieur de La Salle, who launched his ill-fated ship Le Griffon from Cayuga Island, the southernmost subdivision in the community.

The two major subdivisions of LaSalle

Today, Cayuga Island is a residential suburb where midcentury Colonial Revivals and split-level homes line the streets. Mid-sized lawns and stubby driveways are shaded by tall leafy trees, and sidewalks run along either side of the wide avenues. The 86th Street bridge crosses the narrow branch of the Niagara River and connects the island to the rest of LaSalle, which is much the same – a mix of cottage-style and minimalist ranch-style homes, with two-story split-levels and American Foursquares speckled throughout. Most homes in the neighborhood price between $120,000 and $300,000 depending on the size of the property. Owners make up almost 75 percent of occupants in the area, although multifamily rental properties can be found, with prices reaching above $1 million for entire 10-bedroom units.

The LaSalle Yacht Club and the Maid of the Mist

A large part of the neighborhood’s appeal lies in its river access. Members of the LaSalle Yacht Club can dock their boats along the Niagara River, and local anglers can cast lines from the banks at Jayne Park. LaSalle Waterfront Park features picnic tables and a pavilion with a view of the river and the North Grand Island Bridge. Hyde Park, just over 3 miles from the neighborhood in Niagara Falls proper, offers a host of recreational amenities, including a golf course, a playground and the Ice Pavilion. Niagara Falls State Park is about 6 miles from the neighborhood. This park experiences heavy tourist traffic throughout the summer months due to the Cave of the Winds and Maid of the Mist tours, although in the winter months, the Niagara Falls Observation Tower is the most popular way to take in the view.

Hemmed in by the highways of Western New York

LaSalle is framed to its north and west by Interstate 190, which cuts southeast 16 miles across Grand Island to downtown Buffalo. The Niagara Falls Amtrak station, which also houses the Underground Railroad Heritage Center, is 6 miles from the neighborhood. Niagara Falls International Airport is 3 miles northeast of LaSalle, so residents may experience elevated noise levels.

Niagara Falls City schools and Catholic alternatives

LaSalle is zoned for the Niagara Falls City School District. Students in kindergarten through grade 6 attend 79th Street School, which earns a C from Niche. For grades 7 and 8, students attend LaSalle Preparatory School, which scores a C-plus and is located on Buffalo Avenue, within walking distance of most homes in the neighborhood. Niagara Falls High School, rated B, will celebrate its 25th anniversary in Spring 2025. The Catholic Academy of Niagara Falls, which is also located in the neighborhood, is available for those seeking faith-based alternatives. Since the closure of Niagara Catholic Junior/Senior High in 2018, Catholic Academy has served students from kindergarten through grade 8.

The outlets and the gastropub along Military Road

The Fashion Outlets of Niagara Falls, located at the corner of Military Road and Fashion Outlets Boulevard, is a major shopping destination for the area. This mall features over 100 retailers, including a Walmart Supercenter, a Sam’s Club and outlets for famous brands such as Nike and Coach. Residents can also pick up household necessities at the Target on Niagara Falls Boulevard. For groceries, there is a Wegman’s just across Military Road. The Griffon Gastropub, which serves contemporary American fare, is less than a mile from the mall. Sunshine Café, a popular breakfast spot, is located on the east end of the neighborhood.

Heading to downtown Niagara or across the Rainbow Bridge

While Niagara Falls is most popular as a tourist destination during the warmer months, there is no shortage of things to see while in town throughout the rest of the year. “Niagara Falls has been revitalizing lately,” Simpson says. “The Airbnb market downtown is growing, which has been great for businesses. It had been struggling for a while, so it’s nice to see it coming back now.” Throughout December, the river changes color and life-sized gingerbread houses pop up along Old Falls Street for the Jingle Falls USA festival. Families can still walk up to the base of the frozen falls before ducking into the warmth of the Ralph C. Wilson Jr. Welcome Center to do family-friendly crafts and enjoy hot cocoa. The Aquarium of Niagara remains open year-round, as do the Botanical Gardens and the Butterfly Conservatory. Residents can test their luck against the house at Seneca Niagara Resort and Casino. Those with passports can drive across the Rainbow Bridge to the Canadian side of the falls, where they can race one another on the three-story Niagara Speedway go-kart track or catch a concert at Fallsview Casino Resort.
