Rural living on California's Central Coast with easy access to urban hubs
On California’s scenic Central Coast, the small, unincorporated town of Nipomo offers larger lots and more affordable home prices than many other coastal communities, close to area beaches and wineries. This rural community with a population of roughly 18,000 residents was once the answer to a Jeopardy question about the U.S. location with the most consistently pleasant temperature. “Our weather is almost consistently in the 70s,” says resident Jan Sanderlin, broker and owner at Concierge Realty. "We’re far enough away from the ocean where the land mass heats up, but we’re still close enough to get those ocean breezes.”
Set on the far south end of San Luis Obispo County on Highway 101, Nipomo offers residents a convenient commute to area employers and urban conveniences. “We’re a bedroom community, so we don’t really have any industry here per-se, but we have what we need, like restaurants, grocery stores and banks," says Sanderlin. “It’s also easy to travel north to Arroyo Grande and San Luis Obispo, or south to Santa Maria,” she says. Located in the Central Coast American Viticultural Area (AVA), Nipomo is tucked between the San Luis Obispo Coast and the Santa Maria Valley sub-AVAs, which are especially known for their Pinot Noir and Chardonnay. "We're surrounded by wineries," Sanderlin says.
Pismo beach is a quick 30 minute drive from Nipomo.

More affordable home prices and larger lots than nearby coastal communities
As of early 2025, Nipomo’s median housing price is about $900,000, up 7 percent since early 2024. Though this price is more than twice the national median, it's lower than in many other Central Coast cities, including San Luis Obispo and Arroyo Grande.
According to Sanderlin, many homes in Nipomo have larger lots than in other coastal communities. Mid-to-late 20th-century ranch-style homes commonly sit on at least an acre, while on the outskirts, farmhouses built in the early-to-mid 20th century are set on multi-acre lots with room for horses. Brand-new housing developments with smaller yards continue to pop up throughout town, and buyers can still find undeveloped parcels. Just outside city limits, the sprawling, master-planned development of Trilogy at Monarch Dunes—also known as Woodlands—offers resort-style living with private amenities that are especially popular with active retirees.

Anchored by the sprawling Nipomo Community Park with access to nearby golf courses
The 140-acre Nipomo Community Park is one of the county's most popular parks, with miles of hiking trails, a large playground and playing fields, as well as on-site skate park and off-leash dog park. Within the park, the 12-acre Nipomo Native Garden offers walking trails that weave through native plant habitats. Barbeque and picnic areas here regularly host birthday parties and family reunions, and annual events held throughout the year include OctoberFest, with food and craft vendors, live music and a beer garden. The nearby Blacklake Golf Resort has three public nine-hole courses, while Monarch Dunes Golf Club in the Trilogy at Monarch Dunes community has an 18-hole and a 12-hole course, both public. Two of the most popular beaches on the Central Coast, Pismo and Avila, are within a 20-minute drive of Nipomo.
You don't have to go far from Nipomo to find golf courses.

Chain and locally owned restaurants on Teft Street, plus a weekly outdoor market
Teft Street serves as Nipomo's commercial district, intersected by Highway 101. The stretch of Teft Street to the east of the highway is known as Olde Town Nipomo, with an array of locally owned coffee shops and eateries. Sanderlin says that Jocko’s, a town institution here that dates to 1883, is one of California's most renowned steakhouses. On the west side of the highway, Teft Street is mostly lined with grocery chains and fast-food restaurants. Sanderlin says that locals can do most of their errands in town, but many head south to Santa Maria for a wider choice of retail. A few blocks from Teft Street and open Sundays, the Nipomo Swapmeet & Fleamarket is the largest on the Central Coast, hosting over 300 weekly vendors with antiques and collectibles, fresh produce, authentic Mexican street food and live music.

Heritage Day at the Dana Adobe Cultural Center
Built in 1839, the Dana Adobe Cultural Center was once home to Captain William Goodwin, a sea captain turned rancher who owned the original Mexican land grant for Rancho Nipomo. Today's it's listed on the National Register of Historic Places, and houses exhibits about area history, from the original occupation of the Chumash Tribe to the establishment of Rancho Nipomo. The grounds include several miles of hiking trails and gardens, and the center itself hosts annual events like Heritage Day in September, which features historical reenactments and traditional dance performances.

Top rated schools in Lucia Mar Unified School District
Nipomo is served by Lucia Mar Unified School District, which Niche rates an A-minus and names one of the county’s top three districts. The district serves roughly 10,000 students and offers career-focused and dual enrollment courses through a partnership with Cuesta College. Local bus stops and highway access
Highway 101 connects drivers to hubs along the West Coast, and local SoCo Transit buses travel throughout southern San Luis Obispo County. Residents are within 10 miles of both Dignity Health Marian Regional Medical Center and Dignity Health Arroyo Grande Community Hospital, and about 20 miles from San Luis Obispo County Regional Airport, which offers direct flights to western U.S. hubs on United, American and Alaskan Airlines.
