Riverwood caters to those seeking a quiet setting close to amenities

The Riverwood community offers a breathable landscape that contrasts the dense suburbs of greater Noblesville to the south and west. A lack of commercial development, sprawling fields and the adjacent White River underscore the neighborhood’s rural air. Time spent on the water is a popular pastime here, alongside making stops at longstanding local establishments like Gatewood Vegetable Farm & Greenhouses. “It’s a nice neighborhood,” says Morgan Thomas, who lived and worked in the community for over 3 years. “There are a lot of old-timers who have lived there for decades, but younger couples are also starting to move in.” Varying housing options and price points make the neighborhood accessible to a wide range of homebuyers.

From mobile homes and ranch styles to large multi acre properties

Expansive crop fields make up the central portion of Riverwood. Here, properties sit at the end of long driveways, where plots can cover more than 10 acres. However, ranch-style homes in small residential pockets near the community’s outer edges comprise most of the housing stock. Mobile homes are also available in Suburban Estates on the west side and, occasionally, within a section along the river. While housing options vary, commonalities include mid-to-late 20th-century build dates and the absence of a homeowners association. "Because Riverwood doesn’t have one, people can have chickens, goats and whatever else,” Thomas says. Prices typically fall between $100,000 and $350,000. The neighborhood also has a CAP Index Crime Score of 2 out of 10, compared to the national average of 4.

White River, Fox Prairie Golf Course and nearby parks

With the White River flowing to the east, residents don’t have to go far to spend a day on the water. Riverwood Canoe Landing provides a spot to launch watercraft from within the neighborhood. “Many people will go out on kayaks,” Thomas says. “They will start below the dam and ride down to Noblesville.” Strawtown Koteewi Park is a hotspot for recreation, from wooded trails and snow tubing slopes to the Taylor Museum of Natural History, which details the area's indigenous history. Noblesville United Soccer Club stays busy with youth leagues, and Fox Prairie Golf Course offers a 27-hole public course next door.

Residents shop in Noblesville and purchase fresh produce in the neighborhood

Riverwood Trading Post on the community’s eastern side offers a small selection of groceries and daily essentials. Gatewood Vegetable Farm & Greenhouses on East 206th Street has been the spot to pick up locally sourced produce and seasonal goods since 1922. The family owned establishment also sells garden supplies, grills and patio furniture. Developments on State Route 73 in central Noblesville, 4 miles south, feature several big-name retailers, such as Walmart Supercenter and T.J. Maxx. An Aldi for grocery hauls and a handful of chain restaurants share the stretch. Boathouse Kitchen & Swan Dive in Cicero fills during summer when it hosts occasional live music on its patio, which overlooks Morse Lake.

Noblesville High School is currently expanding its educational offerings

Noblesville Schools serves most of the community and receives an A from Niche. White River Elementary School earns a B, and Noblesville West Middle School and Noblesville High School score an A-minus. The high school is currently in the process of expanding its campus. The additional space will be centered around STEM and performing arts, with the addition of labs, almost two dozen classrooms and extra space for performing arts courses. The school expects construction to be complete by August 2025.

Commutes to surrounding town centers and Downtown Indianapolis

Residents get around the community on East 206th Street and Cumberland Road, which are relatively traffic free thanks to the area’s rural setting. State Route 19 cuts through the neighborhood’s western side, providing access to Cicero, 2 miles north. State Route 37 borders to the east and runs south through central Noblesville and down to Indianapolis, 30 miles southwest.

Riverwood's flooding concerns

According to the Federal Emergency Management Agency, properties and roads in the residential pocket along the waterfront are susceptible to high flooding following heavy rainfall. As a result, many of these homes are on stilts to prevent water damage. “When the streets flood, the owners of The Trading Post will allow people to send their packages to the store,” Thomas says. “Then they’ll go out and deliver the packages by boat.”
