Expansive crop fields make up the central portion of Riverwood. Here, properties sit at the end of long driveways, where plots can cover more than 10 acres. However, ranch-style homes in small residential pockets near the community’s outer edges comprise most of the housing stock. Mobile homes are also available in Suburban Estates on the west side and, occasionally, within a section along the river. While housing options vary, commonalities include mid-to-late 20th-century build dates and the absence of a homeowners association. "Because Riverwood doesn’t have one, people can have chickens, goats and whatever else,” Thomas says. Prices typically fall between $100,000 and $350,000. With the White River flowing to the east, residents don’t have to go far to spend a day on the water. Noblesville High School is currently expanding its educational offerings
Noblesville Schools serves most of the community and receives an A from Niche. White River Elementary School earns a B, and Noblesville West Middle School and Noblesville High School score an A-minus. The high school is currently in the process of expanding its campus. The additional space will be centered around STEM and performing arts, with the addition of labs, almost two dozen classrooms and extra space for performing arts courses. The school expects construction to be complete by August 2025.
White River Elementary School has 666 students enrolled in the 2024 school year.

Commutes to surrounding town centers and Downtown Indianapolis
Residents get around the community on East 206th Street and Cumberland Road, which are relatively traffic free thanks to the area’s rural setting. State Route 19 cuts through the neighborhood’s western side, providing access to Cicero, 2 miles north. State Route 37 borders to the east and runs south through central Noblesville and down to Indianapolis, 30 miles southwest.
Riverwood's flooding concerns
According to the Federal Emergency Management Agency, properties and roads in the residential pocket along the waterfront are susceptible to high flooding following heavy rainfall. As a result, many of these homes are on stilts to prevent water damage. “When the streets flood, the owners of The Trading Post will allow people to send their packages to the store,” Thomas says. “Then they’ll go out and deliver the packages by boat.”
