Living near Little Creek and Ocean View Beach
Although the neighborhood is named after the pink Camellia flower, Camellia Gardens has views of Little Creek and quick access to Ocean View Beach. “A unique draw is the proximity to the naval base, and you can have your boat in your backyard in Camellia Gardens and take it out on the lake whenever you want, which is pretty unusual for the area,” says Realtor Mick Shaw with Howard Hanna Real Estate Services who has over 15 years of experience. Residents can relax on the sandy shores of Chesapeake Bay or hang out at popular local restaurants minutes from home. Those who prefer to sail out on the water to unwind often dock their boats at one of the marinas east of Shore Drive. Long-term residents and military members staying for a while have ways to get out on the water or enjoy a meal together.
Sunbathing and swimming at Ocean View Beach
Little Creek separates Camellia Gardens and the Ocean View Beach area. Fishing enthusiasts and boaters hang out on the water or head north out of the Little Creek Channel to sail across Chesapeake Bay. The nearby Cobbs Marina offers daily and monthly rates for sailors to use their floating docks or wet slips. Residents who prefer to relax on land drive up Shore Drive to spend the day at Ocean View Beach Park. The beach has paved parking and public restrooms, making it easy to drive up and have a vacation 10 minutes from home. “There’s always action going on at the beach. It's more of a local spot, but more vacationers should be going there," Woodard says.
Less than 2 miles away, the Norfolk Public Library: Little Creek Branch organizes programs for locals of all ages, such as the Title Swap: Book Club for Adults and Babygarten events to bring parents and babies together for fun learning. The Ocean View Community Center welcomes seniors in the morning to join programs such as pickleball and crochet in the morning, and kids stop by for after-school events, summer camp and a celebration at the end of the school year.
Local bites at Captain Groovy's or COVA Brewing Company
Residents here are surrounded by popular local restaurants. “Captain Groovy’s Grill & Raw Bar and Lola’s Beach Cantina are very good, and they’re popular too,” Woodard says. Locals who want to grab lunch after hanging out at the beach stop by Mahalo Poke House for Hawaiian-inspired dishes with sushi-grade tuna, shrimp or pork. COVA Brewing Company is busy morning to night with its coffee, beer, wine and food truck selections. In the East Beach Marketplace center behind The Dirty Buffalo, Food Lion has shelves stocked with groceries and household items. The Family Dollar next door also sells last-minute essentials.
Residents choose '50s ranch homes or newer condos
Brick ranch homes with attached garages, a handful of newly built four-bedroom homes, manufactured homes situated close together and new condos fill the neighborhood. Many of the single-family homes were built in the mid-1950s and 60s. “It’s a well-established neighborhood, but people come and go with the military like anywhere else in Norfolk,” says Jeffrey Woodard, a Realtor with Berkshire Hathaway HomeServices who grew up in the nearby Ocean View area. “I went to high school with people who still live in Camellia Gardens, and I'm 62.”
Newer and existing condos in the Harbor Walk area often sell for $300,000 to $450,000, while single-family homes throughout the area sell for anywhere between $235,000 for a fixer-upper to almost $725,000 for a waterfront property with a private dock. Many lots have enough space for a pool in the backyard, and tall trees often shade the homes and grassy lawns.
Shore Drive takes locals to work or fun
Although there are Hampton Roads Transit bus stops along East Little Creek Road, residents rely on their cars to visit the beach or nearby restaurants. Shore Drive takes locals down to Ocean View Beach Park and all the way to the Joint Expeditionary Base Little Creek - Fort Story. Most of the homes have sidewalks out front for going on walks or family bike rides. Norfolk International Airport sits 4 miles south of the neighborhood. “You never hear planes there because the area isn’t in the airport’s runway zone,” Woodard says.
Titans take state titles at Lake Taylor High
Camellia Gardens parents send their young ones to Little Creek Elementary School to learn before transitioning to Azalea Gardens Middle School. Older students join the Titans student body at Lake Taylor High, which has powerful women’s and men’s basketball teams and a football team with multiple state championship titles. All three Norfolk City Public schools get C ratings from Niche.
Long-term residents like Norfolk Fire-Rescue Station 16
Norfolk Fire-Rescue Station 16 has been standing south of the neighborhood off Camellia Road since 1965. Next door, the Azalea Baptist Church started hosting services after its founding in 1957.
