North Meadowbrook offers waterfront living near the heart of Norfolk

Set along the Lafayette River, North Meadowbrook blends a refined coastal atmosphere with convenient access to Chesapeake Bay beaches and military installations in Norfolk and Virginia Beach. Home styles and price points range widely, appealing to buyers who want custom luxury builds along the waterfront as well as those looking for vintage homes with historic charm or something in between. A park, a museum and a yacht club are all in the neighborhood, and there are plenty of places to shop and dine within a short drive.

From vintage bungalows to waterfront mansions

The neighborhood is split into three subdivisions, all of which offer luxury waterfront property. Stately all-brick Cape Cods, Colonial Revivals and Georgian-style homes line Lockhaven’s gently curving streets. Cottages, Craftsman bungalows, ranch-style homes and custom coastal-inspired builds rest on a peninsula jetting out into the Lafayette River in Riverfront. You’ll find a mix of all these styles, as well as apartment complexes in the main Meadowbrook subdivision, where mature trees shade narrow winding roads. Prices start in the upper $200,000s and quickly rise to nearly $1.5 million, with some of the most expensive properties along the waterfront. Those homes typically have private docks and boat slips. There are condos, but units don’t go on the market often. One recent sale was in the upper $100,000s with monthly HOA fees around $1,500.

Public and private school options in North Meadowbrook

North Meadowbrook is part of the Norfolk Public Schools district. The neighborhood’s assigned schools include Sewells Point Elementary School, Blair Middle School and Maury High School. The high school, which receives a B-plus rating from Niche, partners with Eastern Virginia Medical School to offer a Medical and Health Specialties Program where students can gain hands-on healthcare experience. The A-rated Norfolk Collegiate School and St. Patrick Catholic School, which also holds an A rating from Niche, are nearby private options.

How close North Meadowbrook is to bases and other destinations

While the neighborhood is a short drive from major highways, it’s minutes from Naval Station Norfolk, less than 3 miles away. Granby Street provides a direct route into Downtown Norfolk, about 7 miles away. Commuters can use Interstate 64 to reach other military bases and destinations around Hampton Roads, such as:

  • Joint Expeditionary Base Little Creek-Fort Story, which is about 10 miles away
  • Virginia Beach Oceanfront, which is less around 23 miles away
  • Naval Air Station Oceana, which is roughly 24 miles away
The neighborhood is not very walkable, but it has access to Hampton Roads Transit buses that stop along Hampton Boulevard and West Little Creek Road.

Shopping and dining along Hampton Boulevard and East Little Creek Road

There are a few places to shop and dine along Hampton Boulevard. You can pick up groceries from Food Lion and enjoy a date night at Razzo, a cozy Italian spot in a historic fire station. Local boutiques, Harris Teeter, fast-casual restaurants and familiar retailers fill shopping centers off East Little Creek Road in Suburban Acres. Walmart Supercenter anchors Little Creek Marketplace in Colonial Heights, less than 4 miles away.

Where to enjoy outdoor activities near North Meadowbrook

“In North Meadowbrook, you’ll find the best of both worlds in a small town with a coastal feel,” says Kara Louk, a Realtor with Iron Valley Real Estate Norfolk. “You have access to city life, but you’re also very close to the beach.” In fact, Ocean View Beach in West Ocean View is less than 6 miles away. There, you can swim in the Chesapeake Bay, relax on the sand or fish off the pier. Closer to home, there’s an unnamed passive park next to Norfolk Fire-Rescue Station 12, where residents like to shoot hoops and play on the playground. The green space features Meadowbrook Dog Park, a popular stop for neighborhood dog owners. Additionally, the neighborhood is home to the Hermitage Museum & Gardens, whose grounds feature a playground and manicured gardens with walking trails. Nearby, Titustown Recreation & Visual Arts Center is a favorite for indoor basketball and volleyball and has an art room. If you’re into boating, you can join Norfolk Yacht & Country Club for access to its marina, aquatic center and tennis facilities.
