Generations have grown up in North Collins
Located 31 miles south of Buffalo and 9 miles from Lake Erie Beach, North Collins is a rural village within Buffalo's "Southtowns," known for its heavy snowfall. Home to the Schoolhouse #8 History Center & Museum, a replica of the 1857 building, it serves as a historical beacon, witnessing significant changes in the town over the years. It stood as the sole source of education for over a century. Today, it preserves history, showcasing period furnishings and photographs for visitors to explore. North Collins is defined by its enduring farming traditions, state parks, small-town atmosphere and the dedication of hardworking farmers, who create an environment where time seems to slow down. “North Collins is a rural town, there isn’t a ton of people—this is farm country,” says Joelle Detrick, one of the owners of Olde Time Farmstead.
Grab local farm-fresh goods at Olde Time Farmstead
Olde Time Farmstead is a self-service grocery store operating by an honor system where locals write down what they bought and leave money. “We opened it because we wanted to bring local products to the community, as there isn’t a ton of stores here,” Dedtrick says. Save A Lot and Dollar General are on Main Street for essential household items. Robins Nest Country Market is a farmer’s market for local tomatoes and farm-raised beef. There is Riv’s Barbershop and Shelly’s, a corner store with home-style breakfast sandwiches and the metaphysical offerings of Moonchild’s Musings. Though there isn’t much to do in this sleepy town, Three Star Family Restaurant serves classic diner staples with friendly service. Then there’s Josif’s Bar & Grill for fish fry and beer, or neighbors grab a pint at The Fox’s Den, next door to Piz-A-Italia.

Finding the ideal homestead
Long back-country roads, acres of grassy fields and verdant forests encompass the landscape of North Collins. Here, residents either experience small-town living near Main Street or nature’s embrace on working farms passed down generationally. Situated on rectangular lots with sidewalks, homes reflect the 19th century with traditional colonials, Foursquare and Saltbox styles often needing some TLC. East of town, neighbors begin to get further away, where sprawling ranch houses and Farmhouses are used as working homesteads, with residents cultivating crops, raising livestock and tending to the land. Many historic homes have been renovated and may range from $230,000 to $123,000 for a fixer upper.
