Tilton Northfield blends industry, nature and convenience
Tilton Northfield is a rural-residential neighborhood bordered by the Winnipesaukee River to the north and Interstate 93 to the east. “The big draw is the I-93 corridor,” says Deb Peverly, a local Realtor at Berkshire Hathaway HomeServices Verani Realty who works alongside her Realtor husband, Greg Peverly. “If you work in Boston , you can jump right on the highway and go.” The area offers a range of outdoor recreation, from hiking by the river to mountain biking in the hills. Tilton Northfield straddles the line between Tilton and Northfield , providing residents with proximity to industrial employers to the north and countryside to the south. “Tilton has more industry and shopping, whereas Northfield is more of a bedroom community. There’s a certain industrial area off of [Route] 140 not mixed in with homes. It’s a great place for living—the industry isn’t right next door to you.”
Turn-of-the-century homes in Tilton Northfield
In the residential center, buyers may find Craftsmans, saltboxes and New Englander homes with gabled roofs, dormer windows and front porches. Many homes were built in the late 1800s and early 1900s. Neighborhood streets slope slightly, and some are lined with sidewalks. A bit further out, where the streets are more level and the lots are bigger, ranch-style homes and split-levels are common. Prices range from about $310,000 to $400,000. Some areas have an increased flood risk, especially those along Williams Brook and the Winnipesaukee River.
Outdoor fun in and around Tilton Northfield
The area’s natural landscape offers several opportunities for outdoor recreation. The Winnipesaukee River Trail parallels the river. This paved, tree-shaded path can be used for biking, hiking, horseback riding and cross-country skiing. Constructed in 1883, the Memorial Arch of Tilton stands tall upon stone steps in the middle of grassy Arch Park, creating a peaceful place to admire the mountains in the distance. Activities for all ages take place at Pines Community Center, including exercise classes and summer camps. Locals can relax and go swimming about 10 miles northeast at Lake Winnisquam. “For outdoor enthusiasts, it’s great,” Peverly says. “Franklin has a whitewater park, and there’s a bike park in Northfield.” At Mill City Park, the first whitewater park in New England, visitors can brave the rapids on the Winnipesaukee River or stroll the park’s trails. Nearby Highland Mountain Bike Park offers all levels of mountain biking terrain, plus lessons for kids and beginners. Similar to a ski resort, the bike park features a lift that takes riders up the hill and a lodge at the base.
Interstate 93 and U.S. Route 3 are key routes for local travel
Tilton Northfield is a car-dependent neighborhood with no public transportation. Interstate 93 stretches north-south through the community and the state, taking drivers about 40 miles south to Manchester-Boston Regional Airport. “It’s not far from the airport. … 40 to 45 minutes to Manchester,” Peverly says. “For anyone commuting or traveling, it’s easily accessible and near the White Mountains and the Lakes Region.” Drivers can access U.S. Route 3 in Tilton, which leads about 20 miles to Lake Winnipesaukee, the biggest lake in the state and a destination for outdoor recreation. The closest hospital is Concord Hospital in Franklin, about 3 miles west via U.S. Route 3.
Students are zoned for the Winnisquam Regional School District
Winnisquam Regional School District, rated D on Niche, serves the neighborhood. It follows the state’s open enrollment framework, allowing transfers from within or outside the district, space permitting. Students through fourth grade may attend C-rated Sanbornton Central School, while C-minus-rated Southwick School serves grades 3 through 5. Winnisquam Regional Middle, rated C-minus, has a United Arts program that includes music, health, P.E., art and digital technology and design. Subjects are rotated every 35 days, exposing middle schoolers to a breadth of educational experiences. Winnisquam Regional High School is rated D-plus. Alternatively, Tilton School is a private, A-rated high school.
Local eateries and shops in the neighborhood and across the river
Residents have some stores and restaurants in the neighborhood and more across the river in Tilton. Known for ice cream and fried seafood, Dipsy Doodle Dairy Bar is a longstanding local favorite decked out with hot pink walls and spotted cow window ruffles. Park Street Pub and Tavern serves beer, cocktails and hearty sandwiches, both within a warmly lit interior and outside under umbrellas. Over the river in Tilton, Main Street is lined with locally owned businesses. Folks can browse the antique store, thrift shop or hardware store, and then pop into Onions Restaurant & Pub, which is haunted, according to local lore. Groceries are available at Market Basket, a couple of miles up the road within Tilton’s commercial corridor. Tanger Outlets Tilton is an outdoor mall home to nationally known retailers.
