Newly built homes and rising house prices

“There are entry-level-style homes people with median-level income can afford to buy,” says Pat Kinney, a Realtor at Keller Williams with over three decades of experience. “There’s also part of the original old Oakdale, with 1950s ramblers that are still part of the community and pockets of luxury homes near the parks and the ponds.” Homes typically sell after 27 days on the market compared to the national average of 42 days. The average sale price for homes over the last 12 months is $344,920, up 4% from the average home sale price over the previous year. Residential development is as recent as 2024, with newly constructed homes in the Willowbrooke community, a new 208-acre residential area with a mix of styles, including new traditional single-family homes and rows of townhouses. The median household income is $86,003, almost $11,000 more than the national household median of $75,149.

Bike-friendly and Metro Transit

The Minneapolis–Saint Paul International Airport is in St. Paul, 17 miles southwest. The city is also 17 miles west of downtown Minneapolis. Though not very walkable, the city has a paved sidewalk trail alongside many main routes. Oakdale is bike-friendly, as bike lanes are on most traffic-heavy roads, and Minnesota is one of the states most conscious of cyclists’ safety. The Metro Transit takes passengers around the metropolitan area with stops on Century and Geneva Avenue along Oakdale’s western border. The METRO Gold Line Bus Rapid Transit (BRT) is being developed as a 10-mile route connecting St. Paul, Maplewood, Landfall, Woodbury and Oakdale. The project has an expected completion date of sometime in 2025. It will be the state’s first bus system that exclusively takes bus-only lanes.

Other information

Oakdale has a C+ overall grade from CrimeGrade, meaning that crime generally happens at the same rate as the average city. The rate of property crime is 12.9 per 1,000 residents during a standard year, and the rate of violent crime is 1.3 per 1,000 residents during a standard year. Fewer crimes are reported in the northeast part of Oakdale. The Oakdale Police Department encourages citizens to participate in the Neighborhood Watch Program as leaders to keep efficient communication about community happenings. Free steering wheel locks can be picked up from the police department upon request, which will defend against automobile theft. The National Night Out event happens every August in Oakdale, where public safety organizations and local leaders celebrate camaraderie in a community-building event.

Before the peak of development in the '50s, there were chemical dumps into disposal sites in several eastern Minneapolis towns, including Oakdale. The Minnesota Department of Health determined that people east of Minneapolis had elevated perfluorocarbons in their bloodstreams, resulting in illnesses and cancer. The county has since worked with companies to clean up perfluorochemicals (PFCs) in the soil, lakes and the city’s water by installing monitoring wells and a pump-out system to catch pollutants, which are still in operation. Following litigation, water continues to be tested and monitored regularly. The city of Oakdale says its drinking water meets all state and federal chemical guidelines.
