With a name that means “old creek,” it’s no surprise that Oakland’s Arroyo Viejo neighborhood has been a part of the community for more than a century. Sitting less than 10 miles from downtown Oakland, this compact residential pocket features 1920s architecture, walkable schools and one of the largest recreation centers in the area at its namesake park. Nearby shopping centers provide easy access to the essentials, while destinations such as the Oakland Coliseum and the nearby Oakland Zoo make for adventurous day trips. “It’s pretty diverse in the neighborhood. But the neighbors and the community are good with each other. Plus, the fire department is fast, they’re right down the street,” says Imohteph Mbwana, who has worked at the local rec center for 15 years. From its plentiful public transportation options to its community programming, Arroyo Viejo strives to put neighbors first.

Shopping at Eastmont Town Center
At Eastmont Town Center, which sits just north of the neighborhood, residents can grab groceries and essentials from Gazzali’s Supermarket and CVS Pharmacy. The shopping center is also home to the county’s Social Services center, a police substation and the Eastmont Transit Center, where a bus depot facilitates routes across the city. Additional local grocers and restaurants line International Boulevard, which runs north of the Coliseum Industrial district. Here, the Oakland-Alameda County Coliseum has entertained guests with baseball games and concerts since the 1960s, and the complex now serves as the home of Major League Baseball’s Oakland Athletics. However, future plans are in the works to redevelop the aging complex to accommodate more affordable housing and retailers, so fans may soon be cheering from a new stadium.

Streets lined with century-old bungalows
Arroyo Viejo’s gridded streets are lined with modest bungalows, many of which include covered front porches. Most of the homes date back as early as the 1920s, and while some have been thoughtfully preserved, others fail to hide their age and often need a bit of TLC. But with prices ranging from under $500,000 for a 1,000-square-foot bungalow to nearly $800,000 for a four-bedroom Craftsman-inspired build, the neighborhood has plenty of options for buyers with different budgets, and its affordability is a huge draw. “It’s an up-and-coming neighborhood, but you don’t have to pay a million dollars for a house, you can get a reasonable price here,” says independent Realtor Derrick Debose, who has worked in the Bay Area for more than 25 years.

Recreation is at the heart of the neighborhood
One of the biggest perks of Arroyo Viejo is its spacious park, which connects to residential streets with a paved and curving pathway. The Arroyo Viejo Recreation Center is the centerpiece of the park, offering year-round programs for both adults and kids across the community. “We’re going through a bit of a transition now, everything is picking up back to normal after COVID,” says Mbwana, who lives within a 5-minute walk of the park.
“We’re in between two schools, so we have after-school programs. I love working with the kids, doing my part and giving to the community. And when you can walk to your job, that’s kind of a win-win situation,” Mbwana says. In addition to the grassy baseball field, basketball courts and playgrounds, Mbwana says the park plans to add a disc golf course in the near future.
Residents of Arroyo Viejo are also just 2 miles away from the Oakland Zoo, which sits at the base of the Reinhardt Redwood Regional Park. This massive, 1,800-acre park is home to an impressive forest of towering coast redwoods, and hikers can explore about 40 miles of trails beneath the canopy.

Kids learn about sustainability at Oakland Schools
As part of the Oakland Unified School District, students in Arroyo Viejo can attend East Oakland PRIDE Elementary, which scores a C-minus on Niche and is within walking distance for many residents. At Frick United Academy of Language, which also scores a C-minus, students can earn a “State Seal of Biliteracy” before moving on to Castlemont High.
