This historic community derives its twin names from the Spanish rancher Luis Peralta and California’s first Jewish American governor, Washington Bartlett, and borders both the Peralta Hacienda Historical Park and Interstate 580. However, most residents call Bartlett/Upper Peralta Creek home because of its affordability. “The main thing is it’s an entry-level price point for entry-level buyers or people who want to downsize, who want to be in the middle of everything,” says local Realtor Travis Clarke with Keller Williams. “I think that’s the benefit of that neighborhood.”

Classic homes becoming modernized
Bartlett/Upper Peralta Creek straddles both sides of Peralta Creek, which has long since been paved over. Ranch-style, Craftsman and Spanish-influenced residences line this community’s quiet streets, and most of these houses date their construction to the 1920s and 1930s. These prewar facades tend to be well-maintained, as scores of properties have been modernized and renovated. “It’s one of those neighborhoods that’s rapidly changing, which I think is a positive,” Clarke says. Houses here have sold for between $470,000 and $1 million, with renovated properties garnering higher sale prices.

Allendale Elementary School and Bret Harte Middle School each receive C ratings from Niche. Bartlett/Upper Peralta Creek is surrounded by small pockets of green space and even a piece of preserved history. “My client had a dog and always walked their dog. They talked a lot about parks in the area,” says Clarke. “A lot of people that walked by or rode bikes by were going there.” The 6-acre Peralta Hacienda Historical Park tells the story of Oakland’s Spanish-era history through its museum house and community events like summertime free lunches for young visitors and traditional Native American dance exhibitions. Gwen Jackson Park may be small, but it stands as a testament to the collaboration of the city of Oakland, Fruitvale Elementary School and various government and local initiatives to preserve a little corner of urban Oakland as a playground for residents of Bartlett/Upper Peralta Creek to enjoy. The Allendale Recreation Center, located just a block east of the neighborhood, offers a baseball field, playground and basketball courts while also hosting ESL classes and afterschool programs.
