Homes are hard to come by in the neighborhood of Broadway-Valdez, but those who secure a spot find themselves in the ultimate urban environment with work, shopping and recreation opportunities often within walking distance or a BART ride away. This lively neighborhood at the northwest tip of Lake Merritt has been transformed. New, mixed-use, multi-family buildings line the Broadway corridor between Grand Avenue and the MacArthur Freeway alongside some older, historic buildings. It’s a prime location between Oakland's downtown and trendy cultural destinations in the Grand Lake District. “Broadway-Valdez was an industrial warehouse area until twenty or thirty years ago,” says Rich Fleming, a Realtor with Realty ONE Group Future and a longtime resident of the area. “It’s really turned over. There’s not a ton of single-family housing. You have a mix of art galleries and restaurants and there are a lot more rentals there. And it’s close to popular night life spots.”

Restaurants, bars and Gregory’s Gourmet Desserts
Whole Foods is right across Bay Place, a 5-minute walk from most residences. Eateries are clustered on 23rd Street and Grand Avenue, including Calabash, Todos Cantina, and Gregory’s Gourmet Desserts, which sells key lime pie and other desserts out of a basement. Crowds fill the Lake Merritt Amphitheater on the southern shore of the lake for events like Juneteenth and Oakland Vegfest in October. Broadway-Valdez students can take advantage of Oakland’s school-of-choice system, which lets parents apply for the school their child will attend. Nearby schools include Lincoln Elementary School, which is graded B-plus by Niche, C-minus-rated Westlake Middle School and A-rated Oakland Technical High School. Less than a mile east of Broadway-Valdez is A-rated AIMS College Prep, a public charter school serving kindergarten through 12th grade. In 2024, the senior class had a 100% college acceptance rate for the fifteenth year in a row.
