Brookfield Village
Oakland neighborhood parks, sports centers, walking paths and playgrounds
William “Bill” Patterson Park sits at the edge of the neighborhood and is one of the oldest green spaces in Oakland. The city bought the land in 1869, and in 1937, it was named for local councilman William Patterson. It features walking paths, open space and athletic courts. The East Oakland Sports Center and the Ira Jinkins Community Center are part of the park, and the Oakland Public Library-Brookfield Branch sits at the eastern corner. Just south of the neighborhood, Tyrone Carney Park is a triangular green space that opened in 1968. The park is undergoing renovations and is set to re-open in 2025 with four play areas, paved walking trails, murals and a circular plaza. In neighboring San Leandro, tree-lined Warden Park features a playground for children five and under, a basketball court and picnic areas. Just west of the neighborhood are more recreation areas, such as the Metropolitan Golf Links, Oyster Bay Regional Shoreline and piers for fishing along the bay.Food trucks, BBQ and a selection of shopping centers in Brookfield Village
Food trucks selling tacos, birria and more are a daily sight in Brookfield Village. The neighborhood has few restaurants, but World Champion Smokehouse is just off 98th Avenue. This barbecue joint uses secret spice rubs on its slow-smoked, flame-grilled meats. Brookfield Food Center is a neighborhood grocer, and Q&S Market has a more extensive selection 1.5 miles east. Multiple shopping centers are less than 3 miles from Brookfield Village in San Leandro. Marina Square Center has national retailers like Banana Republic, Gap, Marshalls and Nordstrom Rack. Nearby, San Leandro Plaza contains a Safeway supermarket and a mix of chain and locally owned eateries.Midcentury Oakland housing development with modest one-story homes
The neighborhood was developed for 1,200 houses during WWII to accommodate workers in Oakland’s wartime industries. The majority were built in long rows between the 1940s and 1950s and tend to be one-story bungalows with small lawns. A few multifamily properties are mixed among the single-family homes and are generally small, with less than nine units. The neighborhood is shaped like a diamond with a curved eastern edge instead of a point. This unusual shape has made the streets run at odd angles and bend to join each other. Homes sell for a median price of $525,000 after around 60 days. Prices range from $550,000 to $950,000 for multifamily properties. Bungalows range from $365,000 to $850,000, with homes having the most bedrooms selling for the highest prices.Oakland schools offer STEAM, after-school programs and paid internships
The neighborhood's students are zoned for Brookfield Elementary School, a kindergarten through Grade 5 school that earned a C-minus ranking from Niche, and C-plus Madison Park Academy, which serves sixth through twelfth grade. Both schools are STEAM-focused and offer after-school programs that provide tutoring and enrichment opportunities. Students may attend C-rated Castlemont High School, which offers paid internships, dual college enrollment and international culture exchanges.Freeways, train tracks and Oakland International Airport
Interstate 880 borders the neighborhood’s western side, while 98th Avenue bisects the area. AC Transit bus stops are found on Edes and 98th Avenues, and sidewalks connect the different subdivisions. Two miles north, the Coliseum BART Station is adjacent to the Oakland Coliseum and Arena. The line takes passengers to San Francisco and throughout Silicon Valley. The neighborhood can be noisy due to its proximity to the Oakland International Airport, which is 2.5 miles away, BART tracks and the freeway. The nearest medical center to Brookfield Village is San Leandro Hospital, which is 3.5 miles southeast of San Leandro.Varying air quality and property crime scores in Oakland
Brookfield Village experiences 11 or more days of unhealthy air quality annually. During these periods, people are advised to use air purifiers indoors and wear masks when outside. The neighborhood’s CAP Index Crime Score aligns with the national average, although the risk of motor vehicle theft is higher, with a score of 7 out of 10.
