Full of vibrantly colored homes lining calm and quiet streets, Bushrod is one of Oakland’s neighborhoods on the rise. Bordering Telegraph Avenue gives residents access to all the conveniences of the surrounding areas like shops, boutiques, restaurants and bars in nearby Berkeley, Rockridge and Temescal. For those moving to Bushrod, it’s all about location. “It’s such a ‘neighborhoody’ neighborhood, and residents love it,” says Andrea Gordon, a Realtor with Compass who has years of experience throughout the region. “People are friendly with each other, they like to take walks, and there are plenty of places with dog-menities for the dog owners because there are a lot of dog owners.”

Restorations and renovations
Located in North Oakland, this relaxed and easygoing community is filled with rows and rows of homes dating back to the early 20th century. “It’s a really interesting area in Oakland,” says Gordon. “It’s traditionally much more affordable and somewhat blue collar, but now has a bunch of artisanal shops and breweries and boutiques all over.”
Cozy, landscaped yards overflow with well-maintained shrubbery, accented by tended gardens and growing trees. An influx of renovations, restorations, updated façades, and interiors have sent sales skyrocketing. The eclectic blend of homes includes Edwardian homes displaying large bay windows and colorful exteriors, Tudor-style homes featuring steep rooftops and Craftsman homes with wooden shingles. “[Bushrod] has homes that have been gutted and renovated, but you can still pick up a fixer-upper to do your own restoration,” says Claudia Mills, Realtor with Keller Williams Advisors. “It’s really about the location, and it’s got some great community parks.” Price tags in Bushrod can range from the high $700,000s to upwards of $2 million depending on size, year built and renovation status.

Where pro athletes and a proactive party got started
Covering approximately 10 acres, the lush and leafy Bushrod Park is considered an anchor park in the community. The site of the former practice field for the Oakland Raiders in the 1960s, the park now offers visitors a community garden, soccer and baseball fields, sports courts for basketball and tennis and an onsite recreation center. As the park has longstanding ties to professional athletes, it counts NBA players Jason Kidd, Gary Payton and Leon Powe — along with MLB players Curt Flood, Rickey Henderson and Frank Robinson — among those who got their start right at Bushrod. Dover Street Edible Park is also a popular spot in the neighborhood, given the name Edible because of its public garden where fresh produce is grown for residents in partnership with Phat Beets Produce. Once part of the old Merritt College campus, the park’s garden pays homage to the food justice programs started by the Black Panther Party, whose founders first met as students at the college in 1961.

Transportation
The commute in the community and throughout the surrounding areas is an easy one as Bushrod is located along Telegraph Avenue and the Grove Shafter Freeway. For those who forego the drive, residents have access to the Ashby and Rockridge BART Stations nearby. Other major thoroughfares include Ashby Avenue, just a few blocks away in South Berkeley, and Martin Luther King, Jr. Way, just one block over in Santa Fe. With the convenience of all these modes of transportation, however, comes a lot of traffic noise for residents to endure, especially on the weekends.

The Smokehouse is a nostalgic burger joint with a glowing red sign leading the way to vintage-style burgers, hot dogs and milkshakes that patrons can enjoy on its string light-lit outdoor patio. Barcote brings on exotic tastes as the Ethiopian bistro sets itself apart in the city. The historic White Horse Inn adds to the impact of the neighborhood, as it is thought to be the oldest operating gay bar in the United States, opening as a gay speakeasy in 1933. Today, the Inn has a full-service bar, hosts karaoke nights and drag shows and allows patrons to bring in outside food. In the surrounding areas of Temescal, Rockridge and Berkeley, residents will find Whole Foods, Trader Joe’s, Rockridge Market Hall and Berkeley Bowl Marketplace for groceries and other essentials.

As part of the Oakland United School District, students can attend schools like Peralta Elementary School through Grade 5 and continue to Claremont Middle School through Grade 8. Oakland Technical High School, located in nearby Temescal, is the nearest public high school. As a Career Technical Education Pathways school, Oakland Tech offers students the option of enrolling in one of five focused academies, including the Computer Science Academy, the Health Academy, the Engineering Academy, the Fashion Academy and the Race, Policy & Law Academy. Niche scores the schools a B-plus, a B and an A, respectively.
Once a one-room school, Peralta Elementary School in Oakland has about 350 students.
