Relaxed suburban neighborhood surrounded by regional parks in the Oakland Hills
Located in eastern Oakland is Caballo Hills, a suburban community just moments from East Bay’s largest remaining California redwood forest. The neighborhood's hilly, quiet streets provide a relaxed setting, where rich natural surroundings and glimpses of the bay and city skyline are always within reach. “It’s a very residential area that’s in the hills, so it’s not as walkable as other parts of the city, but it’s peaceful and quiet, and the homes usually have really nice bay views,” says Rich Fleming, a realtor and broker of Realty ONE Group Future who has lived in the Bay Area for over 20 years. “You also have access to many regional parks, and Merritt College is located here, too, which has a huge student base.”
Caballo Hills residents can enjoy breathtaking views of the San Francisco Bay.

Mixed single-family home styles and multi-level condos
Caballo Hills is made up of varying streetscapes — from straight and flat to softly winding and steeply sloped. Most houses are situated close together with modest, well-maintained front yards. Homes in the Ridgemont subdivision and along Campus Drive typically sit at the neighborhood’s highest points, offering more unobstructed bay and city skyline views. Common housing styles are ranch-styles and split-levels built in the 1980s, followed by newer, more expansive Mediterranean designs. Prices typically range from $1.2 million to $3.2 million. Condos and townhouses here are usually contemporary in style. Some are situated along the lower, flatter parts of the neighborhood, whereas most of the newer constructions on Skyview Drive offer a higher vantage point. Townhouse prices range from $750,000 to $1 million, while condos, typically two- to three-levels, have a wider price range. These start around $500,000 for a 1,000-square-foot unit and go up to $1.3 million for a 3,000-square-foot luxury condo.
