With scenic views of far-off ridges on one side and distant sights of the San Francisco Bay on the other, Eastmont Hills offers suburban-style living close to all that Oakland has to offer. Its streets and houses are woven into the rolling slopes of the city’s east side near green space and public schools. “Eastmont Hills is what I would call a highly sought-after neighborhood in East Oakland,” says Matthew Sewell, a Realtor with eXp Realty of California and his own company, My Real Estate Plug. “It’s convenient for commuting and affordable, comparatively. Also, amenities —there are a bunch of parks, recreational facilities and shopping centers. There’s something for everyone near here.”

Hilly roads and bungalows
Along roadways that twist and turn through hilly terrain, an eclectic array of early 20th-century bungalows and ranch-style homes sit on small lots embellished by natural scrub, underbrush and fruit trees. From properties perched atop hills, homeowners can enjoy San Francisco’s city lights on the other side of the bay. Across Eastmont Hills’ single-story, two-story, bi-level and split-level homes, several architectural influences can be seen, from the stucco-sided, airy charm of Mediterranean Revivals to the elegant simplicity of modern and contemporary designs. Many houses have been remodeled with open floor plans, new appliances, stone countertops and wood floors. These renovated properties, alongside the neighborhood’s newer homes built between the ‘50s and the early 2000s, typically cost upward of $800,000 and max out around $1.4 million. On the other hand, older two- to three-bedroom homes that may need a little TLC are sold between $480,000 and $650,000.

Oakland Unified School District
Served by Oakland Unified School District, Eastmont Hills is at the intersection of two elementary school zones. Students on the north side can start school at Burckhalter Elementary, rated with a C on Niche, while those on the south side can attend Oakland Academy of Knowledge. Academic pathways meet for middle school at Frick United Academy of Language rated with a C-minus on Niche. This school is focused on bilingualism and offers students the chance to enter high school with a “State Seal of Biliteracy” in Spanish. Castlemont High, about a mile south of Eastmont Hills, is the designated high school for the area, rated C on Niche.
King Estate Open Space Park
Three Eastmont Hill streets — McCormick Avenue, Crest Avenue and Sterling Drive — converge on the neighborhood’s south side, right at an access point to King Estate Open Space Park. Here, folks take morning hikes with their four-legged friends through scenic foothills. Along its sloped walking trails are native grasses and wildflowers like bush lupine, mule ears and blue-eyed grasses. Alongside the flora, fauna is abundant as well. Residents can spy glimpses of foxes searching for their next meal or deer grazing in the greenery. “The park has an absolutely stunning vista over the whole Bay Area,” says Leslie Bandy, a local Realtor with Red Oak Realty. “And it’s incredibly accessible to Eastmont Hills residents.”
Another green space can be found in the neighborhood proper. Burkhalter Park is a small nook with a playground, baseball diamond and basketball courts, perfect for practicing pitches, shooting hoops or just enjoying the California sun while the kids wear themselves out. And on weekends, families flock to Oakland Zoo, a longstanding attraction home to feathery, furry and scaly members of the animal kingdom.

Eastmont Town Center
A 3- to 4-mile drive up Warren Freeway takes residents to Safeway and Farmer Joe’s Marketplace. The closest grocery store to Eastmont Hills, Gazzali’s Supermarket, is just a mile outside the neighborhood in Eastmont Town Center. As for local flavor, Quality Donuts, an old-school, cash-only donut and coffee shop, is a hidden gem right in the neighborhood.

Interstate 580
“A lot of people like Eastmont Hills because of how convenient it is,” Sewell says. “It’s in the middle of a few main roads and very close to the 580. People are typically commuting into the city and might be heading further east to San Leandro or San Mateo.” The neighborhood is bordered by Interstate 580, also known as the MacArthur Freeway. After hopping on there, it’s about a 10-mile drive to downtown Oakland.
