Patten is a thriving multicultural and community-oriented neighborhood in East Oakland. While the neighborhood is primarily residential, it has a few shops and eateries, and it is well-positioned to benefit from the community activism of nextdoor Fruitvale and the thriving foodie scene in the nearby Dimond District. Some have garages, while most do not, and cars line the streets. “There’s a big senior community,” Duncan says. “It’s heavily populated by homeowners who have been there for years, but you’re starting now to see the turnover where the aging population is no longer determinant. There are more families with kids.” The average price is $700,000, and homes are on the market for about 26 days, lower than the 44-day national average. Homes tend to be about 1,300 square feet in size. Prices range from $280,000 to $800,000, depending on size and the extent of renovations. An occasional fully remodeled historic home around 2,000 square feet may bring over $1 million.

Community activity centers around churches, arts and history
Multicultural churches of many denominations surround the neighborhood, including Christian Cathedral Church, Greek Assembly of God Church, Martin Luther King Baptist Church and The First Samoan Congregational UCC. Many churches are active in the community; some organize free food distributions. Festivals celebrate culture and community nearby. A Dea del los Muertos celebration is held in October in adjacent Fruitvale, and Oaktoberfest, a beer festival with arts and music, is held in the Dimond District just north. The Peralto Hacienda Historical Park hosts events celebrating Cambodian culture, Japanese arts and the history of Latin American immigration.

The Dimond District north of Patten includes Farmer Joe’s Marketplace, a locally owned version of Whole Foods, as well as Willows & Pine restaurant, newly opened by a longtime Oakland chef. Clothing Town sells men’s clothing, and K&G Fashion Superstore is 1.5 miles south.

Green space is mainly outside the neighborhood
For recreation, Gwen Jackson Park sits right outside the neighborhood and is a small playground enclosed by a chain-link fence. William D. Wood Park, just to the northwest, has wooded walking trails along Sausal Creek. Peralto Hacienda Historical Park, east of Patten, has a creekside natural area in one section. In the historic Cora adobe area, kids can play while learning about historic construction methods. To the north, Dimond Recreation Center has a public pool and hiking trails extending into the Joaquin Miller Park.

Apply for schools in Oakland’s choice system
Oakland's school of choice system allows parents to apply for the school their child will attend. Kids can start at nearby Manzanita Community School and continue at United for Success Academy Middle School. Both are graded C-minus by Niche. Oakland Charter High School is graded B-plus. The high school focuses on preparing students from underserved communities for success in college.
Manzanita Community Elementary is part of Oakland Unified School District.

Public transportation and highway travel
Buses stop on Fruitvale Avenue and Foothill Boulevard and connect to the BART station just over a mile south in Fruitvale. Patten is located between Interstates 580 and 880, making regional hubs accessible; San Francisco is 16 miles away, and the Oakland International Airport is about 6 miles.
