Bustling community with a trendy shopping district
Culturally diverse restaurants with curbside dining areas, local boutiques with sidewalk racks and large retailers in busy shopping centers line Telegraph Avenue, the beating heart of Temescal, a trendy urban neighborhood just 3 miles from downtown Oakland. "It's walkable, and it's also just a nice neighborhood to be in," says Priscilla Nzessi, a longtime Bay Area resident and the Assistant Executive Director of the Costa Contra Certified Farmers Market held in nearby Orinda. "It's really fun and vibrant, and it's got good eats." Temescal's eclectic assortment of artisanal shops and restaurants is a major draw to the area, as is its lower cost of living relative to much of the Bay Area and its proximity to vast outdoor amenities.

Curbside dining and boutique shopping along Telegraph Avenue
The shops and eateries lining Telegraph Avenue make up what is called the Temescal Telegraph Business Improvement District. This trendy commercial strip is locals' primary shopping and dining area and is constantly maintained and updated by the Temescal Telegraph BID organization. One popular eatery on the strip is DAYTRIP, a high-end spot specializing in sharable plates and drink flights that describes itself as a "party restaurant and bottle shop." Residents also rave about Hancook, a locally owned Korean hot pot eatery known for its vibey environment and traditional kimchi. Koryo Sushi is a go-to for late-night outings, serving everything from sushi to udon into the early morning hours. And for something sweet, locals swear by Bakesale Betty, a small shop that sells a variety of decadent desserts alongside fried chicken and tofu sandwiches. Residents also have plenty of grocery options within reach, including chains such as Whole Foods and Safeway and small local shops like Piedmont Grocery Co. and Monte Vista Food Center.

California bungalows and craftsman homes dominate
Homes tend to sit on small lots with front yards planted with hardy shrubs and trees or filled with mulch or rock beds. Most were built in the early 1900s, with the most popular styles being California bungalows with wide front porches, craftsman homes with decorative rafters and beam work and Pueblo Revivals with smooth stucco facades. Homebuyers can also find the occasional American Foursquare, Spanish Revival or minimalist traditional-style home. Single-family dwellings generally sell for between $1 million and $2.5 million. Multi-family options in the area include duplexes and condos, which range from $660,000 to $1.8 million.
