Once the largest egg producer in the state, the town of Oakland has begun to trade its sprawling farmlands for subdivisions. “It’s growing by leaps and bounds and has changed so much in the last 10 years,” says Elena Holcomb, Realtor with John Green & Company, who has seven years of experience selling in the region. Since 1999, Oakland’s population jumped from roughly 550 people to its current count of about 10,500. “It’s the sheer fact that taxes are lower in Fayette County than Shelby County,” Holcomb says. "It’s a tight-knit town, but still allows for others to come in.” Though growth now defines the suburb situated northeast of Memphis, Oakland's annual events and a neighborly feel nod to its rural past.

From mid-century homes to newly built subdivisions
The median price for a single-family home in Oakland is $374,000, which is slightly lower than the nationwide median home value. A small selection of mid-to-late 20th-century homes line residential streets near the center of town. These avenues connect to dense subdivisions built over the last 25 years, which fill the remainder of the housing stock and comprise new traditional and ranch-style homes. A bird's-eye view reveals construction sites dotting the town’s outskirts, as more developments are appearing in response to Oakland’s continuous growth.

Fishing ponds and the incoming Oakland Sports Complex
Fishing spots in Oakland are easy to come by, as three of the town’s four maintained parks feature stocked ponds for casting a line. At The Oaklands Town Park, ducks, geese and children waddle along the pond's trail and around the pavilion that's next to a children's playground. Residents can play at Fair Oaks Golf Club, a public 18-hole course near the town’s center. Oakland Parks, Recreation & Cultural Arts Department keeps the area’s youth busy with sporting leagues throughout the region's four seasons.

Commuting to Memphis
“Oakland is more of a bedroom community,” Holcomb says, “a lot of people commute to Memphis.” Highway 64 provides access to Memphis, located 40 miles southwest. Those taking trips out of the region catch flights out of Bluff City from Memphis International Airport. Residents seek medical care at Fast Pace Health Urgent Care – Oakland and St. Francis Hospital-Bartlett, 16 miles west. In October 2026, Baptist Memorial will open a hospital closer to home along Highway 64.
Fayette County School District and local private institutions
Fayette County School District serves the town and holds a C-plus rating on Niche. The Fayette-Ware Freshman Academy aids students in transitioning from middle to high school. “The majority of people who move to Fayette County utilize private education,” Holcomb says. Nearby local options include Fayette Christian School and Fayette Academy. Homeschooling is another common path taken by those living in the county.
Oakland elementary school is located in the heart of town.
West Junior High in Oakland is a part of Fayette County Schools.

Chain and local restaurants dot Highway 64
Most residents grab a bite to eat along Highway 64, where chain restaurants intermingle with locally owned Mexican eateries. A handful of retailers also share the stretch with big-box supermarkets for convenient trips to pick up essentials. Holcomb notes that most residents head to neighboring communities for more robust retail options. “A lot of people will go to Arlington and Collierville to shop,” she says.

Fayette County's Cotton Festival
In mid-September, Fayette County hosts its annual Cotton Festival. Formerly centered around eggs and barbeque, the fall event now celebrates the county’s title as the third-largest cotton producer in the state. The festivities include live music, a classic car show and several other family-friendly activities. When December rolls around, the town closes off Highway 64 for its Christmas Parade.
Oaklands crime statistics and environmental concerns
According to FBI statistics, Oakland’s combined property and violent crimes nearly doubled in 2023. However, its crime rates fall well below typical crime rates in Memphis and the rest of the state and country. Oakland is also free of major flooding concerns experienced in the northern and eastern portions of the state. “We are just like everywhere else in Memphis,” Holcomb says. “We get rain and a little bit of snow. Just southern weather and nothing unique.”
