Spacious living in Fairfax County

For communities in Northern Virginia, buyers often have to prioritize yard space or close access to retail and dining. But if they've got a higher budget, Oakton has both. "Buyers look here for the larger lot size, lots of trees, and the sense of privacy, as well as highly ranked schools," says Kelly Martinez, an Oakton local and owner of Fine Nest Realty with eXp Realty. Spanning 10 square miles across Fairfax County, the area is characterized by stately homes with vibrant landscaping that are just a few minutes from forested parks like Difficult Run or shopping centers like Fair Oaks Mall and the newer Mosaic District. Oakton's population from the 2020 Census was 36,732 residents, a 7.5% increase from 2010. Northern Virginia is a massive hub for tech and IT jobs, with a significant portion of the world's internet traffic running through the region. Fairfax County hosts 20 data centers, and neighboring Loudoun County hosts 71 centers. Locals can also commute to federal employers in Washington, D.C., by car or Metro in half an hour.

High-end homes and landscaped lots

Oakton's median single-family home price is around $1.4 million, more than triple the national median price. Buyers can find Contemporary-style and high-rise condo options from $400,000 to $800,000, or townhouses concentrated south of Chain Bridge Road, priced from $550,000 to $1.1 million with two to four bedrooms. Single-family homes come in Colonial Revival, Craftsman, Tudor Revival and New Traditional styles, from $1 million to $3 million. Many homes are mansion-sized, with 5,000 square feet or more and 1-acre lots for homeowners to customize with trees and bushes. "There are very few HOAs, and the ones that are here are very flexible with landscaping," says Martinez. Recent crime stats for Oakton are not readily available.

Hikers can spot beavers, muskrats, sparrows and hawks in these dense parklands just a block from residential streets. Nottaway Park to the east features soccer fields, a sand volleyball court, a playground, paved walking paths and a picnic pavilion. Oakton Shopping Center at home, with Mosaic just minutes away

Within the community are Oakton Shopping Center and Hunters Mill Plaza for groceries, small medical practitioners and takeout spots. Martinez says most locals head to the Mosaic District to shop or dine, as it's only 5 miles east of Oakton. Mosaic was developed in 2012 and is becoming one of the most popular mixed-use centers in the region, featuring an organized blend of big-box retailers, fast-casual restaurants and theaters like Angelika Film Center, all within a four-block area. Tysons Corner Center is another popular spot 5 miles north on Chain Bridge Road. Tysons is the largest mall in the D.C.-Baltimore area, with over 200 stores and restaurants.
