Grecian-style architecture in gated Ocean Hills Country Club
Multiple communities with varying HOAs comprise Ocean Hills, including the gated 55-plus Ocean Hills Country Club, which features more than 1,600 Grecian-inspired homes built in the 1980s and 1990s. "Ocean Hills Country Club feels like a Mediterranean Sea village with all the white plaster and red tile roofs," says Matt Swisshelm, Realtor with Coldwell Banker Realty, who's been selling homes in the area since 2017. "The streets inside the gates are Grecian-themed with names like Arcadia, Milos and Marathon." The aptly named Leisure Village Drive loops through the entire gated community past eight "villages" built in phases and named after mythological heroes and Mediterranean islands. Single-level patio-style condos in Ocean Hills Country Club vary from $725,000 to $880,000. Outside the gates throughout the rest of Ocean Hill, single-family homes ask between $850,000 and $1.6 million. Entryways and yards often feature palms, manicured bougainvillea and drought-resistant landscaping.Resort-style pool and golf course, sports at Lake Park
Within the Ocean Hills Country Club gates, residents have year-round access to an Olympic-size pool, tennis and pickleball courts, and an 18-hole private executive golf course. "The country club community is very active. You can join so many different clubs and be as social as you choose to be," Swisshelm says. "Residents ride around on golf carts, and it feels like you're in a different world. Every time I show a home, it's really the neighbors who sell it — by sharing how much they truly love living there. It's a very community-centric place that feels like a resort." Parks are part of the overall Ocean Hills landscape, including Lake Park, right beside Lake Park Elementary School. Little League families meet here for ball games, and neighborhood kids love the sizable playground. Residents can also cross Lake Boulevard or take a backyard trail to the picnic tables and playground at Oak Riparian Park. To the west, nature trails wind through Carlsbad Highlands Ecological Reserve.Highly rated Rancho Buena Vista High
Public schools are within the Vista Unified School District, which earns an A-minus on Niche. Kids start at Lake Elementary, which gets a B-plus, before moving on to B-grade Madison Middle School, situated within walking distance of each other. Rancho Buena Vista High earns an A-minus and opened a new Career Technical Education building for construction and welding training in early 2024.Church events, golf tournaments and downtown Taste of Oceanside
"Ocean Hills is a great community that we're grateful to be part of," says Van Ibasan, lead pastor of the local Mariners Church Oceanside since 2020. Ibasan describes the Ocean Hills neighborhood church as multigenerational, multiethnic and multicultural. "Many residents just walk on over for holiday events or student programs. During the tail end of COVID, when some of the country club facilities were closed, we opened up for a big pancake breakfast." In addition to golf tournaments at Ocean Hills Country Club, residents look forward to Taste of Oceanside, held in MainStreet Oceanside downtown every September since 2014. At this walkable culinary extravaganza that often sells out, revelers can also ride a Taste Trolley through Oceanside's brewery, winery and dining scene.Close to Interstate 78, bus stops on South Melrose Drive
The neighborhood is tucked between a wilderness preserve and agricultural fields on three sides, which keeps through traffic to a minimum. A few of the community's main roads connect to I-78 within 2 or 3 miles to the east and west. "Living in Ocean Hills, you're in the Tri-City area on the border of Vista, Oceanside and Carlsbad, so it's a super-central location," says Swisshelm. Public transit is available at North County Transit District bus stops on South Melrose Drive. The closest airport is McClellan-Palomar, about 8 miles southwest, offering non-stop flights between Carlsbad and Phoenix. San Diego International Airport is an hour-long, 45-mile drive south.Daily essentials and casual dining in Palm Tree and Melrose Village plazas
Running errands is easy in the Palm Tree Plaza at Walgreens, Starbucks and AutoZone. Nearby Melrose Village Plaza is anchored by Albertsons and includes a Dollar Tree and CVS. And although the private Ocean Hills Country Club does host some catered dining events, Swisshelm says, "There's not a premium restaurant inside the neighborhood yet; so for special dates or a nightlife, you can easily jump on the freeway and head into Carlsbad Village, which has tons of cute boutique cafes and restaurants." In Melrose Village Plaza, Skybound Coffee + Dessert Lounge is the place to pick up a latte and cheesecake, or sip mimosas over Sunday brunch. For Japanese cuisine, Sushi on the Edge serves creative rolls and poke bowls in a hip atmosphere.
