A magnet for families
There's an old saying: "A rolling stone gathers no moss." But in recent years, the Texas city of Round Rock has gathered a lot of new residents. Situated 30 miles north of Austin, Round Rock has seen its population balloon as nearby Austin has grown and become increasingly more expensive. “A lot of families are leaving Austin and moving to the area because it’s so much more affordable,” says Round Rock-based Realtor Michelle Mohr, who has been representing transactions in the city for over a decade. One neighborhood where a lot of those families are settling is Gattis School, conveniently situated near Interstate 35 and less than a mile south of downtown Round Rock. The abundance of outdoor space for playing and exploring helps with the familial appeal, as do the excellent schools and abundance of nearby amenities.
Lake Creek Park offers two full size basketball courts to enjoy on sunny days.
Parks aplenty
Residents of Gattis School have several parks within the neighborhood from which to choose, depending on how it is they want to spend some outdoor time. One of the larger parks in the city of Round Rock, Lake Creek Park, on the neighborhood’s northern edge, offers visitors access to a playground, bocce court, inline hockey rink, courts for both volleyball and basketball, and sports fields for baseball, soccer and football. Lake Creek Park also has a dedicated dog park for the four-legged members of the family. Alternatively, Buck Egger and Kinningham parks both feature playgrounds, picnic areas, walking trails and athletic fields. Or residents can take advantage of the Clay Madsen Recreational Center, with a full-size basketball court and indoor pool; skateboarders can grind the rails and kick-flip their way through a skating session at the adjacent Shaylah Dame Skate Park.
Ridgeview Middle School fosters growth in students.
Superb Round Rock schools
Students in the neighborhood are served by the Round Rock Independent School District, which earns an overall rating of A from Niche. Children can attend the neighborhood’s namesake Gattis Elementary School before heading on to Ridgeview Middle and Cedar Ridge High School. Gattis earns a B-plus from Niche, and both Ridgeview and Cedar Ridge receive an A. Students at Cedar Ridge can participate in any of 24 different school-sponsored clubs, and they have the opportunity to play 22 different varsity-level sports. Alternatively, parents can avail themselves of several area private schools, including St. Stephen’s Episcopal School, which is rated as the best private school in the Austin area by Niche.

Shop 'til you drop then eat your fill
The quaint shops of downtown are minutes away, but when residents of Gattis School need more intensive retail therapy, the array of shopping options at La Frontera Village is less than 2 miles south on Interstate 35. Shoppers can stop in at Kohl’s and Burlington to browse for new clothes, grab a bubble tea at Teapioca Lounge, check out the latest in cowboy fashion at Gomez Boot Ranch and pick up a new book at Barnes & Noble before heading to Target or Walmart Supercenter for any home necessities and H-E-B for all of their grocery needs.
Gattis School doesn’t skimp on restaurants, either. Residents here can start their day with a doughnut –regular or two-pound Texas-size – at the world-famous Round Rock Donuts just a few blocks north. And waffles aren’t just for breakfast at Waffle Love, where they put a whole new spin on the delectable discs. While they have the standards – topped with fruit or whipped cream or even chocolate – they also serve chicken and avocado tartine, a grilled cheese waffle featuring muenster, provolone and garlic butter, and a whole lot more. For a more traditional take on dining, Gino’s Italian Restaurant and Pizza was started by Gino Minardi, a native of Gela, Italy, and the restaurant has been run by Mindari family ever since. The extensive menu features all the Italian staples along with plenty of house specialties that delight the tastebuds.

Houses in Gattis School dispel any preconceived ideas of Round Rock as a collection of cookie-cutter houses. Potential buyers will find a range of styles, including cozy ranch-style homes, Tudor and Colonial revivals and contemporary styles, condominiums and townhouses are all to be found in the neighborhood. The median price of real estate here is around $371,000, and buyers should expect to pay an average of $229 per square foot. A two-bedroom/two-bathroom condominium can sell for $275,000 and prices can go up to $720,000 for a four-bedroom/five-bathroom Tudor-inspired contemporary home. “Considering how much the greater Austin area has exploded in recent years, the price of houses here has actually gone down in the past year, so it’s more accessible by comparison,” says Tanya Kerr, a realtor with Keller Williams Realty with nearly two decades of experience representing real estate transactions in the area.
