Aksarben-Elmwood Park offers a lively and walkable mixed-use community
Some of Omaha's most popular shopping, dining, entertainment and recreation spots can be found in Aksarben-Elmwood Park, just west of Midtown. Bordered by three of the city's major highways, Aksarben-Elmwood Park is connected to the entire metro area but often doesn't need to be. “I bought here because of the location and the ability to walk to everything I need,” says Jen Bauer, the president of the Aksarben-Elmwood Park Neighborhood Association, who has lived in the area for about 10 years. “Younger people like moving here because they can escape some of that car dependency of the rest of the city. You can walk to restaurants, shops, and even work.”
Add to that list of walk-to destinations the 220-acre historic spot called Elmwood Park, a natural recreation area established in the late 1800s and now stands as the largest of the neighborhood's four parks. Aksarben-Elmwood Park is also home to the College of Saint Mary, a private Catholic women's college serving about 1,000 students annually. The neighborhood is bordered on its east side by the University of Nebraska Medical Center and on its west side by the CHI Health Creighton University Medical Center.

Early 20th-century homes, new condominiums and midcentury homes
The residential streets of Aksarben-Elmwood Park feature a collection of historic homes and some mid-century properties on well-manicured lots overlooking tree-lined streets. Home inventory includes Craftsman bungalows, brick Tudor-inspired homes, and Cape Cods. More recently, contemporary townhouses have been constructed along Leavenworth Street, and the neighborhood has always had apartment complexes for renters. Prices range from $160,000 to $505,000, but the median price is below $265,000. New townhomes top the market for $500,000. “Aksarben Place-Elmwood Park is an ideal example of a mixed-use community,” says Michael Maley, Realtor and team lead at M2 Real Estate Group, a Berkshire Hathaway Home Services company. “It seamlessly blends a college campus, student housing and apartments with small historic homes, new townhouses and larger single-family homes. And all are within walking distance of parks, shopping and dining.”

City parks within walking distance of home and school
Elmwood Park is known for its grotto, community pool, playgrounds, trails, and sports fields. Its vast green space is shaded with a canopy of trees, “which may not seem like it but is a deal because it gets so hot here in the summer,” Bauer says. Connected to the park is the Elmwood Golf Course, which is maintained by the city and has seen updated several times in the last 30 years. The 18-hole course is open to the public.
Pups and their owners can head to the Canine Courtyard, just east of the College of St. Mary, which has off-leash areas for small and large dogs, play structures and water stations.

Two universities surround, and Omaha Public Schools serve younger students
The neighborhood is zoned for Omaha Public Schools, graded a B-minus by Niche. Residents' addresses will determine the districted school, but parents and students can apply to any district school on a space-available basis. Students will head to Belle Ryan Elementary, Norris Middle and Central High School, which grades a C, C-minus and B-plus on Niche. In addition to its core academic offerings, Central offers three pathways – STEM, Leadership and Global Studies and Global Arts – which allow students to tailor their education to their career aspirations.
In 1995, the University of Nebraska-Omaha opened its $37.5 million College of Information Sciences and Technology, bringing 200 jobs to the campus and igniting associated campus development and the arrival of First Data Resources, a national global services company. The College of Saint Mary is a small four-year women’s college that offers undergraduate and graduate programs and is just west of South 67th Street.

A long history of community events inspires today’s spirit
Aksarben Village (Aksarben is Nebraska spelled backward) dates to the 1890s when the nation was emerging from a long depression. To attract commerce and investors, city leaders conceived of an annual fair—popular in other Midwest cities at the time—that would bring tourism to Omaha. A yearly ball, parade, fair and horseraces put Omaha on the map until the late 1980s.
Today, Aksarben Village hosts community events at Stinson Park, including Saturdays at Stinson concerts, the annual Maha Music Festival and the One Community Cultural Festival in September. University of Nebraska at Omaha’s Baxter Arena is south of the village on West Center Road and brings NCAA sports and concerts to the neighborhood.

Easy to navigate and bicycle-friendly
Major highways in Omaha sandwich Aksarben-Elmwood Park. To the south, residents can get on Interstate 80, which heads through downtown and across the country from New Jersey to California. If residents head towards the north end, they can use U.S. Route 64, another thoroughfare to downtown, running across the country from North Carolina to Arizona.
Omaha’s airport is Omaha Eppley Airfield, located 3 miles north of downtown Omaha. It provides nonstop flights to over 30 U.S. destinations. It is in the midst of a $950 million expansion that will add parking, new terminals and an expanded front entrance. The Metro Area Transit (MAT) buses offer more than 27 routes and 2,000 stops across the city. Bicycle lanes are highly visible throughout Aksarben-Elmwood Park. The online Metro Area Bike Map displays the neighborhood's bike lanes and paved trails. Aksarben-Elmwood Park’s overall CAP Index crime score is 5 (on a scale of 1 to 10), while a score of 4 is the U.S. average.

Residents can head to Baker’s or Hy-Vee to pick up groceries on the neighborhood's east side.
