When you buy a house in Aksarben-Elmwood Park, you’ll be able to choose from a bunch of different architectural styles. “You’re not going to find cookie-cutter here,” says Patty Rocha, a real estate agent with NP Dodge Real Estate who has nearly 20 years of local experience. Craftsman-style bungalows and cottages from the early 1900s share space with midcentury raised ranches and Cape Cods. Properties measure around 5,000 to 6,000 square feet, with paved driveways and patches of lawn. Some places, including townhomes, have attached garages. Most residences are on the eastern side of the neighborhood, with the UNO and College of St. Mary campuses taking up most of the western side.

Housing prices in Aksarben-Elmwood Park are slightly low for Omaha
Aksarben-Elmwood Park’s median home sale price is $275,000, about $20,000 lower than the median for Omaha. Properties tend to be snapped up within 20 days of entering the market, less than half the national average of 53 days. Cottages and National homes from the early 1900s and midcentury ranch-style houses sell from the lower $100,000s to the upper $200,000s. Tudor Revival-style cottages, Craftsman bungalows and older townhomes sell from the lower $200,000s to the lower $400,000s, and townhomes built in the early 2020s fetch prices from the mid- to upper $400,000s. Some townhomes and housing developments have monthly HOA fees of around $200.

Aksarben Village is a retail and restaurant hub
Baker’s and Hy-Vee are convenient grocery spots in the residential area, but most of the shopping centers and restaurants that draw people to the neighborhood are over by the college campuses. Aksarben Village is steps away from the College of St. Mary, with locally owned shops and over a dozen restaurants. Many homes are within walking distance of amenities
“I bought here because of the location and the ability to walk to everything I need,” says Jen Bauer, the president of the Aksarben-Elmwood Park Neighborhood Association, who has lived in the area for about 10 years. “Younger people like moving here because they can escape some of that car dependency of the rest of the city. You can walk to restaurants, shops, and even work.” The neighborhood is pretty spread out, though, so some houses aren’t as convenient to the commercial areas. It’s better to look for a place near the western section if you want to be able to walk to Aksarben Village. The University of Nebraska Medical Center (UNMC) is less than a mile east, and the CHI Health Creighton University Medical Center borders the neighborhood to the west. A lot of roads are bike-friendly, and some have dedicated bike lanes. Metro bus stops are scattered throughout the neighborhood, too. The 5-mile trip to Downtown Omaha usually takes 10 to 15 minutes by car and about half an hour by bus.
Public transportation makes it easy for Aksarben-Elmwood Park residents to get around town.

Keystone Trail leads to Elmwood Park and adjacent golf course
If you like to walk, run or cycle, you’ll appreciate the Keystone Trail, a paved multiuse path that winds along the bank of Little Papillion Creek. Near Pacific Street, the Keystone veers off to a connecting trail that leads into Elmwood Park, a wooded oasis with a grotto, community pool and playgrounds. The 18 holes at Elmwood Golf Course are open to the public. East of the College of St. Mary, the Canine Courtyard has off-leash areas and pup-friendly play equipment.
Residents get together for concerts, UNO games and seasonal events
Stinson Park hosts seasonal events like the Saturdays at Stinson summer concert series and the Lights of Aksarben holiday celebration. You can cheer on UNO’s sports teams or rock out to concerts at Baxter Arena just south of the neighborhood. Members of the Aksarben-Elmwood Park Neighborhood Association get together for chili cook-offs, picnics and community cleanup efforts.
