Dundee offers historic streets and easy access to Omaha’s job centers

The Dundee neighborhood, also known as the Dundee-Happy Hollow Historic District, is one of Omaha’s best-preserved areas. With a prime location west of the University of Nebraska Medical Center and Midtown Crossing, it’s also one of the most convenient. Historic homes and close-knit rows of mature trees line the network of residential streets, which is prized for its walkability. Locally owned shops and restaurants are sprinkled throughout the neighborhood, and Dodge Street links commuters to Downtown Omaha, about 3 miles away.

Early 20th-century homes in a variety of architectural styles

Many Dundee homes date to the early 1900s, when the neighborhood was establishing itself as Omaha’s first suburb. “They’re amazing, and you’ll see a huge variety,” says Jill Sleddens, an agent with Better Homes and Gardens Real Estate who’s lived in the neighborhood for about 30 years. Here are some of the architectural styles you’ll find:

  • Tudor Revival
  • American Foursquare
  • Colonial Revival
  • Craftsman-style bungalow
Some houses have been converted into multifamily dwellings, and more apartment buildings were added in the 1960s and ’70s. Many of these newer structures are composed of brick, which helps them blend in better with the historic homes. Lot sizes typically measure around 6,500 to 10,000 square feet, but paved driveways provide off-street parking, and many houses have garages as well.

Typical housing and rent prices in Dundee

Dundee’s home sale price range is as diverse as its architectural blend. The median sale price is around $400,000, which is about $100,000 above the citywide median. Some smaller houses sell in the upper $100,000s, while sprawling historic mansions fetch prices in the lower $1 millions. Older homes require more maintenance and upkeep, and there might be restrictions on home improvements. “That would depend on whether it’s a historic property,” says Sleddens. “It’s piece by piece.” The neighborhood’s apartment buildings and duplexes cater to its rental market. More than half of the residents are renters, and monthly payments typically range from around $500 to $3,500.

Residents can walk to nearby jobs and entertainment in Midtown

Dundee is a fairly large neighborhood, but it’s known and praised for its walkability, which is a rarity in this part of Omaha. UNMC and the Blackstone entertainment district are in Midtown Omaha, the next neighborhood over. Depending on your address, you should be able to walk to UNMC and the shops, dining and nightlife in Blackstone. The University of Nebraska Omaha (UNO) is about a mile away, so that’s within walking distance as well.

Dodge Street, one of the city’s main east-to-west thoroughfares, cuts through the neighborhood, making for a quick drive to Downtown Omaha. This is one of the few places in the city where it’s practical to use public transit; Metro bus routes serve the area, and the bus ride downtown usually takes around half an hour. Still, most residents prefer to drive if they’re going that far. “Dundee is very, very walkable,” says Sleddens, “but I can’t imagine living in Omaha without a car.”

Local hangouts and everyday essentials are close to home

No matter where you live in Dundee, you’ll be close to at least one popular hangout. The area is peppered with pizzerias, pubs, patisseries and other local favorites. Here are a few highlights:

  • Goldbergs in Dundee, a wood-paneled pub with a sidewalk patio
  • Cupcake Omaha, where tempting treats are baked on-site daily
  • Salween Thai, known for its spicy curries and noodle dishes
  • Avoli Osteria, a chef-owned restaurant specializing in Northern Italian cuisine
  • Janousek Florist, open since 1913
Parking can sometimes be tight around 50th and Underwood, where many shops and eateries are located. “Parking’s always an issue in popular areas, but you can usually find a spot on one of the surrounding streets,” Sleddens says. For groceries, prescriptions and other sundries, Walmart and Walgreens are both nearby on North Saddle Creek Road.

Dundee is next to the highly rated Brownell Talbot School

The neighborhood is zoned for the Omaha Public Schools district. Dundee Elementary School serves students from prekindergarten through Grade 6 and sits in a convenient location near Memorial Park. Brownell Talbot, a highly rated private school serving grades 3 through 12, is just outside the neighborhood. Niche ranks Brownell Talbot School as the No. 1 private high school in Nebraska.

The Dundee-Memorial Park Association keeps a busy social calendar

Anyone interested in the neighborhood’s activities and events can join the Dundee-Memorial Park Association (DMPA). The association organizes a long list of events, from a local speaker series to neighborhood garage sales. Dundee Day, a family-friendly festival that began as a sidewalk sale in the ’50s, is held in August, bringing vendors, food trucks, live music and a beer garden to the neighborhood. Other highlights include a parade, a 5K run and a pancake breakfast.
