The neighborhood is predominantly residential, with tidy rows of single-family houses lining the narrow streets. Many homes date back to the early 1900s, and common styles include Craftsman bungalows and American Foursquares. Tall willow and elm trees cast shade on the sidewalks and compact yards. “Typically, people are moving there because of the timeless character,” says Julian De La Guardia, a Realtor with BHHS Ambassador Real Estate who’s been selling in the area for about four years.

The housing market in Clairmont Heights

There is a high percentage of renters in Clairmont Heights, but the majority of residents are homeowners. The median home sale price is around $200,000, which is lower than the citywide median but fairly typical for this part of Omaha. Homes usually sell from the lower $100,000s to the upper $200,000s, drawing first-time buyers and investors. “I think if you’re in that market right now and you’re patient, it’s great. It’s going to be something in the next five to 10 years,” De La Guardia says. He adds that while Nebraska’s property taxes are higher than the national average, they’re no worse here than in the surrounding neighborhoods. “Generally, the taxes are high everywhere,” he says.

Getting around Omaha from Clairmont Heights

Shaded sidewalks make for pleasant walks around the neighborhood, but you’ll probably need a car for commuting and errands. While Metro bus routes serve the area, most people in Omaha drive. Highway 64 curves along the edge of the neighborhood for easy access to nearby employment hubs. The University of Nebraska Medical Center and Midtown Crossing offer job opportunities about 2 miles away, and commuters to Downtown Omaha have a 3-mile drive.
