Custom mid-century homes are close to top schools and parks
Bel Air/Leawood is known for its expansive, park-like properties and large, custom-built mid-century modern homes. Tucked between Happy Hollow Club to the east and Interstate 680 to the west, the neighborhood's roughly 150 homes were built between 1950 and the mid-1970s. Bel Air/Leawood sits in the middle of the metro Omaha area, 12 miles west of Downtown Omaha and 12 miles east of Elkhorn.
Ranch-style homes, raised-ranch and Colonial Revivals, as well as custom mid-century homes, are well-maintained or extensively renovated. “This is an upscale neighborhood with a classic, mid-century vibe,'' says Mark Taylor, a real estate agent for more than 30 years and a Realtor with Nebraska Realty. "These homes have adapted very well to the 21st century. Much of the credit goes to homeowners who appreciate the appeal of mid-century homes and single-story living. They invest in them and work hard to preserve them.”
Ranch-style homes are the norm in Bel Air/Leewood
Ranch-style homes from the 1960s have recently sold for about $335,000 to $550,000. Notable details include floor-to-ceiling windows, low-slung pitched roofs and extra-wide chimneys. Five-bedroom ranch-style homes with in-ground swimming pools and repurposed garages have sold from $600,000 to more than $1 million. Lots are larger in Bel Air/Leawood than in surrounding neighborhoods, ranging from a third of an acre to more than 2 acres and homes range from about 2,000 square feet to more than 4,000. Trees planted when the neighborhood was new have matured and offer shade and an established vibe. There are no sidewalks.
Pocket parks, neighborhood pools and private golf courses
Although there are no city parks within Bel Air/Leawood, 10 city parks are within a 3-mile drive, including Brookside Park. It is a 2.4-acre pocket park southeast of the neighborhood, with a playground, open space, a creek-fed pond and paved walking paths. Rockwood Pool is a members-only neighborhood pool that offers swim lessons, a swim team, and summer events. Another draw for homebuyers is the neighborhood’s location right next door to Happy Hollow Club. Founded in 1907, it is still a sought-after private country club for golfers and competitive tennis players.
Westside Community Schools are highly ranked
Students in Bel Air/Leawood can attend Westside Community Schools with an A-grade from Niche as the No. 3 public school district in Nebraska. A-minus-graded Rockbrook Elementary is in the neighborhood for students attending pre-K through sixth grade. B-graded Westside Middle offers 8th-grade elective courses, including French, German, and Spanish, and the school hosts a chapter of the National Junior Honor Society. Westside High is ranked the No. 10 public high school in Nebraska and has an A-minus Niche grade. Its sports teams consistently win awards, including 131 Metro Conference titles, 91 state team championships and 548 individual state championships. It was founded in 1951.
There are several private schools in the area, including Mary Our Queen Catholic School and Omaha Baptist Academy.
Holland Performing Arts Center brings local and national talent to Omaha
In the early 2000s, the Omaha Performing Arts Society's development plan helped raise $107 million, which led to the creation of the Holland Performing Arts Center. Opened in 2005, the venue includes a three-level concert hall, two restaurants and event rental space. Recent national attractions include comedian Wanda Sykes, musician Keith Sweat and vocalist Sarah Brightman with the Omaha Symphony.

It’s also the place to take kids during the holidays when it’s filled with Christmas Lights. It’s one of those can’t-miss destinations that locals love.”
15 miles to the Eppley Airfield
Interstate 680 connects drivers from western Omaha, northwest to Crescent, Iowa. Residents will drive 15 miles northeast on Interstate 80 to reach Eppley Airfield, the city’s airport. It provides nonstop flights to more than 30 domestic. destinations, including Atlanta, Chicago, Los Angeles and New York City. It is in the midst of a $950 million renovation, an expansion project that will add parking, new gates and a covered front entrance.
Bel Air/Leawood is about 50 miles northeast of Lincoln, 190 miles north of Kansas City, Missouri and 140 miles west of Des Moines.
Its overall CAP Index crime score is 2 (on a scale of 1 to 10), while a score of 4 is the U.S. average.
Big brand grocers and local restaurants are close to home
Highly regarded dining options include Shucks Fish House & Oyster Bar. Founded in 2006 as a stand-up oyster bar, its three full-service restaurants, including the closest location on South 119th Street, are known for oysters on the half-shell and Maryland crab cakes. Pasta Amore, on West Center Road, welcomes locals with front-porch seating, handmade pasta, and a fresh garlic aroma.
Several specialty markets and chain grocery stores are within a 2-mile drive of Bel Air/Leawood. Wheatfields Eatery and Bakery has been awarded Omaha Magazine's Best Cakes in the Metro area. Trader Joe’s offers fresh, seasonal and price-competitive premium foods and beverages.
Westroads Mall at 100th and Dodge Street is the biggest mall in Nebraska. Some of its big brands include The Container Store, DSW, H&M, and Forever 21.
