Most homes in the Brick Hollow neighborhood are in Tomlinson Woods, a gated community just west of Interstate 680. Dr. Charles Tomlinson planted a small forest in the area in the 1920s, and the housing development sprouted up 50 years later when the trees had matured. These days, densely wooded properties are the main draw, and custom-built homes make up the bulk of the property mix. There are a few condominiums in the neighborhood as well.

Homes with luxurious touches and wooded yards
Many houses in the area have Tudor-inspired touches like gabled roofs, arched doorways and prominent chimneys. You’ll also find contemporary homes with large windows that provide tons of natural light. Most houses were built in the 1980s and have been well-maintained. Land parcels typically measure about a third of an acre with plenty of mature trees. “It’s a very woodsy, little tucked-in area,” says Christie Oberto, a Realtor with BHHS Ambassador Real Estate who lives in nearby Regency.

Home prices higher than the Omaha median
The median home sale price in Brook Hollow is $750,000, more than twice the citywide median. Ranch-style and contemporary Colonial Revival homes sell from the low $400,000s to the mid-$700,000s, while luxury homes sell for over a million. Properties are usually snapped up within about two weeks, much faster than the national average.
Tomlinson Woods has an HOA with annual fees and strict rules
Low brick walls and towering trees surround the Tomlinson Woods development. “It’s a private, fully gated community, kind of a little niche,” Oberto says. You can expect to pay about $3,000 to $3,500 a year in HOA fees if you live here, and the covenants are pretty strict about stuff like exterior paint colors, lawn maintenance and outdoor spaces.
Brook Hollow compared to nearby neighborhoods
Many Brook Hollow properties have trees, flower gardens and little ponds that give them a park-like atmosphere. The brick wall surrounding Tomlinson Woods adds to the exclusive feel, and there’s a community playground for the kids. However, Tomlinson Woods doesn’t have the shared amenities — e.g., tennis courts, private pools, clubhouses — that come with nearby neighborhoods like Regency. Also, you probably won’t find as many kids here as you would in Meadow Lane, which has more parks and schools close by.
Schools in the Omaha Public School district are a few minutes away
The neighborhood is in the Omaha Public Schools district, and all three schools that most kids attend are within a 5-minute drive. There are also a few private options nearby. Creighton Preparatory School, a highly rated all-boys Catholic high school, is about 5 miles away.
Crestridge Magnet Center offers a great environment for students to excel.
Kids can attend Beveridge Magnet Middle School.

Casual dining spots, Trader Joe’s and retail chains are close by
Brook Hollow has lots of shopping and dining within a mile. You’ll find a few restaurants around Pacific Street, including:
Big Fred’s Pizza Garden, a casual family-run joint that’s been around since the 1960s
Shucks Fish House & Oyster Bar, a seafood spot with a thriving bar scene
Brother Sebastian’s, a steakhouse with a monastery-themed dining room
There’s also a Trader Joe’s on the other side of I-680, and Westwood Plaza has chain stores like Burlington, T.J. Maxx and Dollar Tree.
