Leawood West is a pocket of tree-lined streets about 10 miles west of Downtown Omaha. Founded in the 1960s, the residential neighborhood maintains a family-friendly vibe with block parties, summer swims and garden walks, plus seasonal events like a Fourth of July parade and an Easter egg hunt. Dodge Street, one of Omaha’s main thoroughfares, is less than a mile away.

A blend of housing styles on a hilly residential grid

A lot of houses are raised ranches or split-levels with attached garages, but the homes aren’t cookie-cutter. “It’s a well-established neighborhood, and there’s a lot of variety and different styles of homes,” says Sarah Maier Pavel, a Realtor with Better Homes and Gardens Real Estate who’s been selling in the area for 15 years. The residential streets are laid out in a sweeping grid dotted with well-kept lawns, sidewalks and driveways, some with basketball hoops. Properties measure about a quarter of an acre. “You get some larger lots in that area, if you’re looking to not be in a crowded space,” Pavel says. It’s a relatively hilly area, so you can expect a bit of a workout if you’re making your way around by foot. The southern part of the neighborhood can also get traffic noise from Pacific Street.

Home sale prices range from the $300,000s to the $500,000s

Properties here tend to sell within 20 days, well below the national average of 53. The median home sale price of $400,000 is high for Omaha, where the median is $295,000. Recent sales ranged from the lower $300,000s to the lower $500,000s. “A lot of people have been in that neighborhood a long time and have raised their families, and we’re starting to see it turning over,” Pavel says. Leawood West charges $50 per year in HOA dues.

Public and private schools are within walking distance

The neighborhood is zoned for Omaha Public Schools, and the highly rated Columbian Elementary School is within walking distance. So is Omaha Montessori, which offers an infant program for babies as young as six weeks. Friedel Jewish Academy, a private school that serves students from kindergarten through eighth grade, is just north of the neighborhood next to the Jewish Community Center of Omaha.

It’s a 20-minute drive to UNMC and Downtown Omaha

There are no bus stops in Leawood West, but most people in Omaha drive to work anyway. Downtown Omaha is roughly 10 miles away, and the drive takes about 20 minutes. The University of Nebraska Medical Center, a major employer, is also about 10 miles away.

Dodge Street is lined with shopping centers and chain restaurants. Hy-Vee, Costco and Menards are there for the basics. More restaurants can be found south of the neighborhood, including:
