Since Columbus Park is just 2 miles southwest of Downtown Omaha, location is the neighborhood’s top draw. Interstate 480 runs along its western edge, providing access to the rest of the city, and housing prices are low compared to nearby neighborhoods and Omaha in general. Although it takes about 45 minutes to walk downtown, there are several restaurants, bars and parks close by.

Many Columbus Park homes are over a century old

Unlike downtown, where condos dominate the housing market, Columbus Park has plenty of single-family homes to choose from. Hilly tree-lined streets weave past Foursquares, Nationals and Craftsman bungalows, some of which date to the late 1800s. Property sizes are small, usually under 10,000 square feet. Some have paved driveways, but a lot of people park on the street, and since the houses are older, there aren’t many garages. If there is a garage, it’ll probably be on the smaller side. Because of the hilly terrain, you might have to climb a short set of stairs to get to your house from the street.

How home prices compare to nearby Omaha neighborhoods

The median home sale price of $174,000 is well below Omaha’s, which is currently $295,000. The medians for nearby neighborhoods like Leavenworth and Hanscom Park are both over $200,000, too, giving Columbus Park an edge when it comes to affordability. “It’s great for first-time homebuyers,” says Nico Marasco, a Realtor with BHHS Ambassador Real Estate who has 7 years of local experience. Homes tend to sell within three weeks, more than twice as fast as the national average. Most properties sell from the lower $100,000s to the lower $200,000 range.

The community vibe and lifestyle in Columbus Park

Most people who live in Columbus Park are renters, and the neighborhood’s proximity to downtown gives it a hip, buzzy vibe. Industrial space makes up about a third of the property mix. “It’s a great location, just because it is close to downtown, and that’s a really big thing for people who are in school, or work downtown, of course,” Marasco says. “And it’s right off the interstate there.” If you’re looking for a place that’s close to the action without being right in the heart of downtown, Columbus Park could be the answer. Be forewarned that traffic noise can affect the neighborhood, especially houses close to the interstate and Leavenworth Street.

Major highways and Metro buses ease local commutes

Commuters can hop right on I-480 to connect to Dodge Street, the city’s primary east-west thoroughfare, for the trip downtown. The University of Nebraska Medical Center (UNMC) and Berkshire Hathaway, two major employers, are both located within a 2-mile radius. Most Omaha residents drive, but Metro buses stop throughout the neighborhood, and the commute downtown takes about 25 minutes by bus. Midtown, a popular shopping spot, is about 3 miles away.

Several parks are within walking distance of homes

Even though you’ll probably get around the city by car, it’s possible to walk to community spaces. The neighborhood’s namesake park has a picnic pavilion, a playground and a baseball diamond. Subby Anzaldo Community Center is right by the park with a gym and basketball and volleyball courts. Farther south, Little League teams take the field while skaters hit the ramps and rails at Lynch Park. West of the interstate, the historic Hanscom Park sprawls out over 50 acres with features that include:

  • A fishing lagoon
  • Ornamental gardens
  • A dog park
  • An indoor tennis center
  • A disc golf course

Restaurants and bars near Columbus Park

You can walk to a few restaurants and bars from your Columbus Park address, too. To name a few:

  • El Rancho, a Mexican joint that serves up authentic and flavorful dishes
  • Josephine’s Cozy Corner Lounge, a popular dive bar
  • Shucks Fish House & Oyster Bar for happy hour specials
  • Casey’s, a regional gas station chain known for its takeout pizza
On Saturdays from May to October, you can head to the Old Market Farmers Market in downtown Omaha for fresh produce.

Omaha Public Schools offers school choice

Kids can attend Omaha Public Schools, including the highly rated Central High School, which offers dual enrollment courses with the University of Nebraska at Omaha. All students are guaranteed a spot at their neighborhood school, but the district’s school choice program allows them to apply to the school of their choice, with slots awarded based on availability. If one of your kids already goes to a certain school, their siblings will be given priority if they apply there.
