Opportunities for intentional development in historic area

The Druid Hill neighborhood traces its lineage from the 1880s as Omaha expanded ever more to the west. Originally bearing the tagline “A Beautiful Location Always Attracts Attention” and bordering farmland to the west, the neighborhood was soon surrounded by the growing city. “In the early 1960s, these neighborhoods became some of the first intentionally integrated neighborhoods in Omaha, and while that didn’t hold they could easily become integrated again,” says Adam Fletcher Sasse, an author and educator who runs NorthOmahaHistory.com. Despite some historical a challenges, a resilient community continues to strive there. “These neighborhoods are ripe for visionary investment,” says Fletcher Sasse.

Epley Airfield, the Omaha airport, is 4 miles away. “The historic Belt Line Railway ran through the Druid Hill neighborhood. It is currently being redeveloped as a pedestrian and bike path by the Papio-Missouri River Natural Resources District and will be a great amenity to the area,” says Fletcher Sasse.

History, variety and affordability

Most homes in the neighborhood sell between $100,000 and $225,000. Many are bungalows or ranch-style houses, though there are larger Craftsman and American Foursquare styles in the neighborhood. Lots are spaced apart with ample yard space. Most homes offer off-street parking, and many of the ranch homes have garages. The neighborhood holds a CAP Index Crime Score of 6 out of 10, higher than the national average of 4. A main draw for prospective buyers is the neighborhood’s affordability relative to other parts of Omaha, appealing to first-time homebuyers. “Eighty-five percent of what I do in that area is for people buying real property for the first time in their life,” says Milt Schnieder, an associate broker with Nebraska Realty.
